Sold a Single Family home in 2013 for approximately $2.85M in Lower Huntington, San Marino, CA.

Quite succinctly, Albert B. Rogers delivers truly exceptional results for his clients. Albert did not simply“take the listing” for my property, but through his unique approach in “thinking outside the box,” he completely re-envisioned my home and re-positioned it to compete with the most exclusive high-end Estate Properties in the most desirable locations within San Marino, an exclusive suburb of Los Angeles.

In doing so, Albert was able to transform what would seem to be negative perceptions into positive benefits. For instance, while many agents perceive a location on a busy street across from an elementary school to be a negative, Albert explained that such location provides the benefit of being able to watch your children walk safely to school every morning.

And, even though a property located just a few houses away on a quiet street behind my property sold shortly before mine for only $1.5M, Albert’s re-positioning of my property muted the impact of this sale on the value of my property. My property still sold for $2.9M, representing a 61% premium over this comparable, as adjusted.

Even more illuminating is a comparison between the sale of my property and one located in unquestionably one of the best locations within the Premier Estate area of San Marino, on a quiet street adjoining the Huntington Library. This house was both larger than mine and on a lot more than twice the size—and next to two private four-acre and five-acre estates. Despite the differences between this estate property and my own, Albert nonetheless sold my home for $100,000 more.

After receiving an unsolicited offer on our beach house in Hermosa Beach, CA, we were advised by two agents we had used in the past, that the offer was a very good one and that we should accept it. We decided to bring in real estate market expert Albert Rogers to determine the true market value of our property so we could respond appropriately. He performed a very detailed market assessment, which indicated that our property was worth considerably more than what was offered. Because of his analytical and negotiating skills, Albert succeeded in increasing the purchase price by 20% or $300,000.
