If the buyer's broker is part of the purchase agreement, it would seem that this buyer's broker has been representing and assisting the buyer regardless of whether or not the buyer made this verbally clear to you. This sort of thing happens all the time, but if I were you I would refer to your listing agent as well as the exclusive right to sell agreement that you had with the listing agent. It might not matter if this person found the home alone walking through your neighborhood or on the internet or however-- if they are represented by a buyer's agent they should be compensated per the listing agreement.

Hi!Ann Arbor has several neighborhoods, however, the most desirable areas are towards the north & west sides of the the city. That's not to say that the southeastern areas aren't nice, they certainly have their perks, but the tendency is that prices drop heading out toward Ypsilanti & Pittsfield. Homes and rentals on the south-side of town near the stadium may come cheaper but are dominated by the university's undergraduate community. This may make for a fantastic rental, however, if you're searching for a family-oriented neighborhood I would recommend Water Hill (I live there!), Kerrytown, Bach or Haisley.Please contact me directly if you have any questions!
