Should I pay this broker commission?

Answer

If the buyer's broker is part of the purchase agreement, it would seem that this buyer's broker has been representing and assisting the buyer regardless of whether or not the buyer made this verbally clear to you.  This sort of thing happens all the time, but if I were you I would refer to your listing agent as well as the exclusive right to sell agreement that you had with the listing agent.  It might not matter if this person found the home alone walking through your neighborhood or on the internet or however-- if they are represented by a buyer's agent they should be compensated per the listing agreement.

Looking to relocate to the Ann Arbor area.

Answer

I live in Ann Arbor and would be happy to answer any questions about the Washtenaw/Western Wayne area.I would recommend Huron Twp or the Belleville/Van Buren area if you're looking for nice, smaller towns.  Taxes are more reasonable as you move into western Wayne Co.  Let me know if I can help you as I've closed sales out this way.  [deleted by Zillow moderator. Can anyone tell me a little bit about the South Eastern Part of Ann Arbor, MI?

Answer

Hi!Ann Arbor has several neighborhoods, however, the most desirable areas are towards the north & west sides of the the city.  That's not to say that the southeastern areas aren't nice, they certainly have their perks, but the tendency is that prices drop heading out toward Ypsilanti & Pittsfield.  Homes and rentals on the south-side of town near the stadium may come cheaper but are dominated by the university's undergraduate community.  This may make for a fantastic rental, however, if you're searching for a family-oriented neighborhood I would recommend Water Hill (I live there!), Kerrytown, Bach or Haisley. Please contact me directly if you have any questions!

How is the housing market in Alpena, MI. Is it improving from a couple of years ago?

Answer

According to the MI Board of Realtors, the Water Wonderland MLS (which services Alpena, Cheboygan, Mackinac, etc) average sale value for September 2012 was $107,988 which is higher than the September 2011 average of $103,178.This data would suggest that the market is improving and sellers can start to see capital gains from real estate transactions.Source:http://www.mirealtors.com/content/upload/AssetMgmt/Site/HOUSING/Sep12stats.pdf
