I am writing this to express my satisfaction working with a consummate professional, Annie Liou. Her personable honesty, knowledge & attention to detail are qualities that we value most in someone we are about to trust with the purchase of our home. I was relocated from overseas to Cupertino in March of 2013. I found Annie on Zillow, and her clients’ reviews really caught my eyes. I sent a message to her through Zillow, and she responded right away. I was impressed with her dedication, knowledge of the area and passion for her work. Annie has shown me a great example of what a professional agent is, and she totally changed my impression of agents. From the first bidding offer, to the last day of closing, she made me feel as if everything was taken care of. And no matter what your question is or whatever help you need, she is there waiting to solve your problem. She provides market updates, shares real estate knowledge, and gives you options when you need other services beyond her professionalism. In today’s tough market (it is very difficult to get an offer accepted), Annie successfully helped us buy a house we like without going over our budget. Unfortunately, for some personal reasons, our loan was delayed, so we were delayed about 10 days to close of escrow. The sellers asked for a large amount of penalty fine, and this amount scared me to death. Annie showed her excellent negotiation skills when we were facing these unreasonable sellers. With Annie’s great legal knowledge and negotiation skills, we ended up having a happy closing. I especially want to point this out since that’s how agents make a difference in every single purchase/sale and not every agent could provide this service of the same quality. The loan application was stressful as every buyer is experiencing nowadays, since the process is so tedious and the seller is not obligated to help all the time. However, Annie would never miss any of the key deliverables and always made sure we were protected.

At the end of the day, we got our new home! Millions of thanks for Annie’s help! If you have her help you, you’ll never regret it, and you get one more friend. I seldom write reviews on internet …but this time I want to share it with people since it’s worth my time providing people recommendations for these type of big deals.

First of all I would like to thank Annie to put her great efforts with enthusiasm helping us to sell our Cupertino house. She also did help my sister and friends to sell & buy several house in our area with happy ending………………..

Annie is very professional, patient and detail-oriented . She has demonstrated her knowledge especially during all the paperwork and contracts. She executed her tasks every step of the way.

Annie is very responsive and also worked closely with our mortgage agent on buyer loan processing. Her ability to deal with the buyer's agent was also great given that we closed our transaction on time. It was our pleasure working with her and I would recommend her to anyone looking for an agent.

Buying a dream house as a first time home buyer, at an affordable price, and in the Bay Area is probably something next to impossible. But with the help of an extraordinary real estate agent, Annie that mission impossible became a dream come true for my family.

We had been looking for houses for a long time. After seeing tens of open houses and meeting dozens of realtors in the past , luckily we came across Annie at one of her open houses in Sunnyvale area, where Annie is an expert in. We started out our house hunting within Sunnyvale for its school district, and ended up buying a little bit further south in a very nice neighborhood . Annie is instrumental in the entire purchasing process, we have complete trust in Annie that she is working hard for the best of OUR interest.

During the whole transaction, Annie showed another good quality - patience. The first offer we made was somewhat lower than the *fair* market value in that very desirable market. Annie explained the opinion of her to us, but did not push us to raise the asking price. Instead she explained that she understood this typical mentality of first time home buyers of fearing to pay more, and expected us to learn the market and sink in by ourselves as we go. For that deal, which quite certainly she would not make any money, she still spent hours with us walking through tons of paperwork with great details. But this effort finally paid off for both us and Annie, when we smoothly closed the deal of our dream house.

Overall, if I could work with Annie again I would not hesitate a bit to do so. However I don't think it will very likely to happen since we foresee ourselves living in our house for a long long time, but I will definitely refer Annie to all my friends.

I would like to highly recommend Annie. My husband and I was interested in looking for a home in Cupertino but did not really know where to begin. We are unfamiliar with the area. My wife saw Annie's info and decided to contact her. Annie was very friendly, helpful and responsive. We described our situation and she immediately gave us bunch of valuable tips and advises on our questions and concerns: e.g. schools, market situation, things to consider when getting loans, pros and cons of different areas...etc. She was able to quickly give us some listings and brought us around to look at various houses so we get a practical feel for what we are looking for. Both my husband and I feel very comfortable asking her questions, from remodeling repair costs, to economics, to things to consider if we want to eventually sell. Annie has been in this field for so many years, so she has great insights. My husband and I enjoyed going around looking at the various houses and never feel rushed or pressured at all. In fact, we paused looking for houses for a few months to attend to other things. Then we came up with new requirements as our needs have changed, and Annie was again right there for us and helped us looked for what we need. This time, the market is quite complicated and we face much more competition. But Annie is both very detailed and quick acting and we were able to close on a house that both my husband and I really liked. All throughout the process, Annie patiently let us know what to do and expect and answered all our questions. She tracked everything so that the whole process is very smooth. My wife and I had a terrible experience with a previous agent and we decided to go with Annie after noticing her great reviews. Initially, we were somewhat skeptical but it turned out to be excellent decision. We only wished we had found Annie sooner as she was profoundly better than our first agent. It was not even close. Annie is knowledgeable, she is always on top of things, and she is an absolute professional. In addition, she works endlessly hard for her clients. After just over a month working with Annie in a very competitive market, my wife and I were able to purchase our first home. We were newbies when it came to real estate but Annie was enormously helpful and she guided us from start to finish. The next time my wife and I sale or purchase a home we would love to use Annie again.
