is it right that prices in miami are up 30% in the last months?

Answer
I believe it depends on the area.  For example, last month, South Beach was up over 7% this year over last year.  30% seems like a big stretch though!  Looks like the biggest jump in Miami was in the 33130 and 33132 zips which increased 23%+/- this year over last year.You can check the changes in price here on Zillow.  Just take a look at the tab at the top "Local Info" and go down and click on "Home Prices and Values".  There is a lot of good info there, but keep in mind, it is Zillow and there are a lot of errors too (like duplicate listings) which could skew the numbers.Best of luck to you!

Buying a Home!

Good evening and thank you for your service to our country!  My recommendation is to speak with a few Realtors in Tampa to get their take on the market.  Here in Miami, the foreclosures are selling like hotcakes and often times for above market value to cash buyers (investors).  Meanwhile, there are many nice homes to be purchased from homeowners who simply need to move (job relocation, expanding family, divorce, etc.).  I am finding that those Sellers are often more negotiable than an REO (bank owned) property which is just going to the highest bidder.  Hope this is helpful and best of luck in your search!Audra

I live far away from my property, how do I find a listing agent for it?

It's always best to meet face to face, but if not, Zillow is a good place to start.  Consider entering the zip code for the place where the Property is located.  Their may be agents specializing in that area.  If you see "Premier Agent" on the right side of the screen, those agents are actively investing in marketing that zip code.  I would then try to just Google their name, make sure they have a valid real estate license (you can check this online), see if they have been reviewed (for example, agents here on Zillow can have reviews connected to their profile) and then call them and see who feels like the best fit.  Of course, if you have friends or family in the area where the Property is located you might check with them to see if they could refer you to an agent.Best of luck to you!Audra

Edyta is correct!  If you already signed, it's too late as you have given your word to pay the renewal, but if you are negotiating the listing agreement at this time, then commissions are always negotiable!Good luck to you!Audra

Beth is absolutely correct.  It is a fast moving market and your customer should definitely link up with a Realtor down here who is familiar with the foreclosure market.  They should not be surprised to have to pay more than the list price if they want to buy the property as the well priced listings sell above list price.Good luck!Audra

Looking to buy a Condo/Townhome/Apt. via Miami Dade Courts. Would I be responsible for any liens ?

Hi Davm,Yes, you would be responsible for liens if you buy at the courthouse steps (now online).  This type of undertaking is often a full-time job (my husband does this).  At a minimum you should work with an attorney or title company familiar with doing Title searches.Good luck!Audra

Hi WisdomScratch that last answer of mine ;)  I found a way for you to do it (I think it works like this anyway).  Just go to the Homes section and click homes for sale.  Then enter the zip code in the search window.  You will next see a big map and all the listings beneath the map. Right under the map (and before the listings) there is a link which reads "email me".  If you click that link, you can get emails for just that zip code and you can submit a bit of other criteria as well, such as bedrooms/baths desired.Hope this is helpful!  Good luck with your search!Audra - PS if you want to get even more specific, such as weeding out short sales, etc.  I will still be glad to create an autosearch of the MLS for you which is probably more accurate than Zillow.
