oh I believe the economy will correct itself! many homes foreclosed, many lenders and banks bankrupt, but that will be cathartic and we will move on! never to such a real estate and finance dominated economy again, but the rest of the world is growing, and our economy is still amazingly productive!
during 05 when prices went up 50% in one year here, appraisals routinely came in too low, last months comps were already out of date. You could sometimes send the appraisor comps that just closed to re-evaluate, or the buyer had to bring in more cash.If an appraisal comes in too low today, thats a heck of a sign your overpaying for the house! last months comps are too high now!Don't know about the legality of a title commitment, but all of the research can be had for free; I used to walk my dog into the local title agency, give the girls a list of several properties, and let the marketing director buy me lunch at the mexican restaurant across the street, then go back and get all the research on my properties of interest
You cannot solicit the listing, but you absolutely can talk to the homeowner. Maybe some agents are pre-screening homes for fussy or out of town buyers.Personally, I find out about every home for sale near me, even if it is FSBO, maybe I will have a buyer for them... (not so much these days, but in the past it would happen)
A fed cut will have little to no effect. the 10 year t-bill dropped about 100 basis points over the last 6 weeks, and that should have had a dramatic effect on buyers, if rates were the problem.In PHX, we went from 4700 sales in july to 4300 in august, and september is looking worse. meanwhile inventory is over 57000 and climbing.anybody on here remember supply and demand??

This kind of thing happens even in normal markets. A friend/client simply insists on picking the most overpriced ugliest home out of the bunch, and you smile and help them buy it! If they ask my advice I will give it, but then again, I am not going to live in the house, so to each his own...As they say in the funiture business, "for every chair we make, their is an aysss out there somewher"
Krismer:How much info can you get online there? Here, I can find out almost everything without leaving my home, but sometimes when i try to research properties in other states, every single document has a fee to look at it. Here I can see the notice of trustee sale, research all the previous leans including taxes, mechanics etc... I usually just bother title to verify and check the last couple of weeks info...
