Escrow/title will cut the checks when you show receipts for the repairs, and many times the bank underwriter will accept this on a contract. On a large commercial deal, the bank will send inspectors or appraisors to verify, for example when you are updating a big building or apartment complex in this manner.There is no way in hell a bank underwriter will accept 50K cash disappearing out of the sale... You would have to leave that out of the sales contract you sent to the bank, and thus the entire transaction is fraudulent. Kickback = illegal ; concession = documented and legal.Is this clear yet???
hmmm, classes for real estate license=$500 exam = $200 license each 2 years $150 membership in local board $300/yr lockbox access $250 a year hanging your license at a 100% firm, maybe $300 a year...e/o $100 a year.all told, I would estimate here in AZ it takes about $1000 to get the license, and just over $1000 a year to keep it. A discount firm will take about $400 per transaction including e and o...there is lot more to actually handling a transaction and if a newbie agent asked my help, and wasn't too retarded, I would charge 1% to hold their hands through the first few deals their own or otherwise.So, its up to you!

I don't know what kind of home you have. Very often, in the multi-million dollar home range, the agent will tour the home, take many pictures and send these to a possibly out of state or out of country client...For a website, well whatever, The agent is probably wasting his/her and your time...
I am the kind of agent who gets the best deal for my clients. Now I hardly work residential, as I have a big enough business in other areas...Pinky your goal should be to get the best deal, not to find the agent who carefully avoids saying anything you don't want to hear. So far, I have suggested you not get upset if agents don't leave cards, and not worry if other agents want to look at your house. Based on that you attack me? Good grief!I don't need feedback to know if the carpet is old, or the house smells like the cat litterbox, I do an excellent job of prepping my listings beforehand; So what we have here is a seller who:1. doesnt want a full service agent2. doesn't want a lockbox3. is bothered by realtors asking questions or looking at the home.4. is upset if someone doesn't leave a card5. puts off needed environmental repairs to the last second of a contract, then complains about that money being lost, when its obviously a necessary repair.6. Pinky and baby has multiple postings complaing about:1. realtors looking at her house2. realtors not leaving business cards3. having to fix some kind of oil heater thing, which she delayed till the last second of a contract that subsequently failed, and the money that cost her.I suggested she use her energy for things that help sell a home, such as how is it presented, is it available to be seen easily? and she starts this tread to attack me, cause that is being rude in her eyes!
