How do I find a forclosure agent?

Answer
The best way to get the ins and outs of the foreclosure properties is to find a bank owned house and talk to the listing agent for that property.  If you see a property on zillow that is an REO property, most likely the listing agent on that property has more than one and will know what properties are going to be coming up on the market.  Most property managers and REO brokers manage a property for up to 6 months before it ever goes on the market so their ears are always to the ground.  Find the listing agent and you will get a better shot at a good deal.

Can someone please help me on where to even begin with buying a house?

Answer
The home buying process starts with you.  Make sure to talk to a loan officer you trust or one that that comes highly recommended.  Knowing what your finacial buying power and keeping a comfortable mortgage payment are the key to purchasing a home.  Once you know you price range and area, speak with a local Realtor that you trust or find one that is recommended to you.

Advise: rent vs buying

Answer
First, speak with a loan officer that you trust or one that comes highly recommended.  Having a knowledgeable loan officer is a an important ingredient when it comes to settling a home, make sure you feel comfortable with them.Second, use the money to pay off some bills and increase your credit score.  Having a good credit score is valuable in the home purchase and could save you a lot of money in the long run.Third, I would say in your postion, continue to rent until that credit score comes up a bit and then purchase in 6 or seven months.
