What is the avg time on market for the 200K-225K homes in the 32714 zip code?

Answer

Why do I have to update my listing status every seven days?

How much are the HOA fees?

Here's a PS... I just discovered that the original listing showed $167 a month, however, the listing is marked "Contract Pending" in the local MLS.  If you'd like to know if there are any other homes in the area, I'd be happy to assist you.  Best wishes.Brian DeCosmo

can you ask who owns a home?

Answer

The easy way to get this info is to 'Google" (or whatever search engine you prefer) and put in your county , eg: Seminole County Tax Appraiser.  Find your county office and do a record search with the owner address as the criteria.  It's easy, free, and can provide some useful data regarding not only the owner name, but the sales history, maps, home data, and more.  Hope this helps.  Brian DeCosmowww.CFLmove.com

How much are the HOA fees?

I looked up the info on Carrington Park. There appears to be some discrepancy in the amount shown by various Realtors.  Some are listed as low as $87 a month, where others are listed as $175-200.  I didn't find the specific unit you referenced as an active listing, however.  Thanks.Brian DeCosmowww.CFLMove.com

We've all felt the sting of less activity in the market.  I have found that I have to carry WAY mor elistings than I used to in an effort to make the same money as in earlier years.  Look at your marketing program.  Are you doing anything NEW or are you relying on old techniques?  Are you using Video?  Are you researching online venues to reach the masses?  Social Networking?   Mark Twain said, "Successful people figure out where the masses are going and find a way to get there first".  Real estate is not a business to do part time.  We owe it to our Buyers and Sellers to either get IN or get OUT.

How much should a real estate agent make per hour?

This is amusing.  How much should an agent make per hour?  Like any field involving sales and marketing, some give away their services, while others place a premium on them.  A good agent is worth EVERY dime they earn.  How do you define hourly rate when you consider the amount of time spent advertising, researching, and doing all of the things necessary to sell a home?  I personally have over 70 listings,  where many other agents have 3 or so (the average is less). I'm sure you'd find agents willing to work for an hourly rate, but I suppose you'd get what you paid for...

This is so funny...this is a thread regarding sharing URLS with other Realtors.  However, the Zillow Censors will zap a response that appears like self promotion.  My website is www.-------- com...please don't look it up...I'd hate to be in violation.  Perhaps we should migrate to a sensible Reator communication center so we can speak without fear of being singled out as a self promoter... The advantage to this site again is what, exactly?

Listing expired with agent..

You can enter the new listing and the system with confront the formre agent requesting documentaton supporting his listing the home.  You;ll get the benefit of the doubt unless he proves otherwise...he is guity until proven innocent...hmmm..wear have I heard that before
