Read over your lease. There is not likely to be a legal way to shorten its tterm. You may sell subject to the lease in most cases, but your desire to sell does not override the lease. Often (if new owners do not want tenants in place) it is best to offer the tenants an incentive to leave early. This presumes you are fairly certain of a higher sale price if you sell sooner than later, and the higher price will cover the expense of paying your tenant to find another home. Moving costs are not inconsequential, and you can be sure they are not going to volunteer.
