    After 12 successful years with Pacific Union, I founded my own company Bill Harkins Brokerage, Inc.  As an independent, local, Realtor, I specialize in acquiring, marketing and leasing of residential properties throughout San Francisco. 
     
    Free from big broker limitations I can now truly represent 100% of each clients best interests in every transaction. I have successfully leased over 2200 apartment, condominiums, houses and retail storefronts. I have also closed over $40,000,000 in property sales since 2011. 
     
    No one matches my knowledge of the local rental market in's and outs. I am a rental valuation expert and know how to maximize an investment properties potential income. Currently I am only taking new clients who are buyers of residential and residential investment properties within the city of San Francisco. 
     
    I continue to offer full service " no one does it better" residential leasing to my existing clients and extend the service to clients purchasing property through my brokerage.

    I have known Bill since 2010 when a former landlord who owns countless buildings in San Francisco recommended him highly as an agent for buying, selling, or renting property in San Francisco. At that time he worked for Pacific Union and now has his own brokerage company. We connected because my parents who live in Michigan were interested in purchasing property in SF. Over the next year and a half, Bill worked tirelessly to find the right place at the right price for them, which was challenging given the seemingly impossible list of preferences at "low cost." My parents still boast about Bill's sharp eye, eagerness to "point out the negatives," and outstanding real estate acumen. Although they placed offers, my parents never ended up purchasing property and felt traumatized by their inability to give Bill a commission. Fast forward to the near present when I mistakenly thought that I was financially solvent enough to purchase a property. Bill still spent an inordinate amount of time with me, even though it was clear that I could not make a purchase. Finally, I used Bill again in 2014-2015 when a purchase was within reach, and Bill really outdid himself. He accompanied me to all of the properties that I wanted to see and always pointed out their highlights and deficiencies. He talked me out of offering more for a property than he thought a property was worth. Bill extended his services to interface with all of the parties involved in the transaction and helped to educate me along the way. In addition to the aforementioned comments, Bill is truly a talented negotiator and saved me tens of thousands of dollars by taking it upon himself to craft a persuasive letter to the seller requesting a credit once we were in contract.
