buyer agency representation

Response
A Licensed Realtor has limited confidentiality in the case that one agent has both parties in the Transaction. This is called a transaction broker relationship. Their agent cannot express things such as "the seller will take less" or the "buyers will pay more". In this case both parties can only be advised as to what the property is worth based on a Comparative Market Analysis. So yes having a Buyers agent will benefit the buyer because the agent can actually pull their own comparables to justify a lower offer, and could possibly negotiate a contract lower than the seller was originally wanting to get for the property. If you are a buyer that insists on using the listing agent, while it is illegal for them to share, do not express things like "i would like to offer this but I may pay more".

" Deal-breaker-listing-agents " Now what??

Answer
If she has the signed listing agreement with the sellers there is no way to bypass her. You may however contact a sales agent with a different company show the property and write the offer and instruct them to present the offer to the sellers in person with "the deal breakers" very nice broker present. The "deal breaker" agent will still be involved but this could limit her influence on the sellers.

How do I get an idea of what my home is worth?

Answer
To determine what your home is worth in a given market you can contact a local real estate agent to do a Comparative Market Analysis "CMA" on your property. A CMA is generally no cost to you, if you are thinking of listing the property for sale. You may pay for an appraisal to be done on your property. An appraisal costs around $400, depending on the property. Both will be opinions of value based on recent sale and listing activity in the area. An appraisal will be more detailed on the way the value was determined with adjustments and condition.
