Are you an Agent or a homeowner? If you are a homeowner whose Agent has the listing the Agent should be able to take out and/or replace photos - if you are an Agent and don't want an upload from your MLS to carry into Zillow you can go to your listing and edit the gallery.

Work for an independent who will allow you to shadow a seasoned Agent, you can host open houses for the Agents who may have multiple listings and get buyers through it. Do your homework, look at Agents in Zillow for the town you prefer to work in and see those with high #'s of client recommendations. Remember in this business and any other Service Industry, people will love you but not spread the word - so if you see people who have a high # of recommendations, their past clients actually took the time to develop a Zillow account and typed out their satisfaction with the Agent - look for integrity, some good listings, a good mix of buyers/sellers etc. brainstorm with them.

what is the cost for zillow leads monthly

Oh my, I can't believe 2 contributions to this question were so negative. I've paid for impressions since May of this year and I've received 2 clients who see that I invest not only the time & money to advertise but also the effort with satisfied clients in recent years. As my Zillow rep tells me and has proven true, its not necessarily how much I spend but its how quickly I return my inquiries. Also its important to get reviews/recommendations from past clients who know your work and will take time out of their schedules to give recommendations. I just upped my % from about 20% to 35% of the zip code impressions in my hometown & where my office is located and I have a small stake in the next town over. I hope that % & $ increase provides even more quality clients next year. My buy in is just about $125/month now - but has already been the deciding factor for both those leads in 6 months for an increase of $2600 to my take home.

Completely agree appraisal first - I know local appraisers in Mass who will perform an abbreviated appraisal on homes for owners and potential buyers It can't be used for "refi" applications or when the sale takes place with a lender - but is helpful in scenarios like this. In the case of an abbreviated report, the appraisers I know usually charge above $375 for their bank appraisals but will charge only $200 for the abbreviated reports. Maybe you could call around to ask if that is an option, ask your local lender for names of appraisers they use.

Is this a good time to sell my home

Great question - are you looking to upgrade yourself - if so, remember rates are low now. So if you are selling say a $200k home and want to upgrade to a $400k home if the rates increase even a 1/2 to a full percent in the next year your payment increase. A good analogy to use is if a buyer wants to get your home now vs. a year from now - country wide the average increase from last year is 5%. So, although you'll get maybe another $10k maybe for your sale - in turn the upswing of the market increase also means you'll be paying more for the new home by that % amount for your new purchase. Have a local Agent pull the sales reports for your city to see the trend over the past year for your city and surrounding towns.

I noticed your a buyer from Sherborn, Mass - I don't know specifically if the Agents responding are from Mass or elsewhere. But what I do know is that the deposit (certified funds check is payable to the listing office). It's held in escrow while the transaction is handled. In Mass, the deposit clauses for return of the deposit are during the inspection process & mortgage commitment. As I explain to my buyers, if an inspection turns up unsatisfactory in any way and terms of the post inspection requests cannot be negotiated out with all parties in agreement, a buyer can request to be released out of the contract and have the deposit returned (within the inspection date deadline). Additionally the mortgage commitment contingency can have so many factors involved that may not turn up until the later part of the transaction. It may be even a week or few days away from the closing date that a factor comes about and the lender refuses the loan. As long as you have had an Agent watching the deadline dates & handling any extensions necessary and you are within the deadline date, there should be no issues with requesting to be released due to lack of funding by the lender and the deposit returned to you.

Should a home buyer seek out only listing agents to increase their likelihood of getting a property?

I Completely Agree with all the other Agent's comments, an agent (Buyer's Agent) represents your best interest and will negotiate the terms best suited to your wants & needs. The sale Agent can take any comment you tell them right back to the owner, their fiduciary responsibility is to the owner. Additionally you'll want to hire a good real estate attorney, inspector and enlist a great lender if you don't already have one picked out. Your Agent can discuss pros & cons and maybe knows a particular loan originator within a bank who he/she feels would work best with you too. Best of luck in the process, it's a great time to buy still!

I am interested in a waterfront property on pratt pond. Is this lake safe for swimming

A good place to start is with the Pratt Pond Association, most of your waterfront communities have associations and water testing is done at least 3 times/year. A waterfront community I work in quite often has the water tested 10 times per year and is known to be one of the nicest freshwater ponds in Massachusetts. Start with the association before approaching anyone. Best of luck, the lake/pond lifestyle is fantastic!!!

Where to sing the closing documents?

Many times the Attorneys book multiple closings in the same day and if a closing had to be postponed for any reason, now the Attorney has to fit another closing into an already booked day. They may have to handle the signings right at the registry so that all of their clients get recorded on time. It's not uncommon to have to sign at the Registry of Deeds and you know that the peace of mind that everything is all set when you walk out the door is "priceless". Enjoy your new home!!!
