We are in California (Fullerton) and we do just that -- we list our homes that welcome sec. 8 in the Orange County office where section 8 coordinators can refer our homes to clients -- it works.

I want to buy a property to make income.

Answer

We work with and "train" a lot of first time landlords.  We personally hold rental properties as an investments and have done this since 1972 - lots of experiences, good and bad.  We encourage such investments. but some people do get worried about the downside issues of being a landlord.  Talk to someone with lots of experience, personal experience.

Has anybody out there tried to perform a reverse 1031 exchange?

Answer

I did one personally up to the last day - then it went the typical way.Reverse 1031's are harder, cost more, have more paperwork, and have many risks, but are sometimes worth it-- you get the upleg property that you want (before someone else does).Avoid it if at all possible, and I would share more and the company I used if you call or email me.

Do any of these homes for rent accept section 8?

Answer

More and more here in California we see landlords accepting the section 8 programs.  We also say "go for it" - many owners change their minds from a"no" to a "yes" and you never know when this is going to happen until you ask.

You have every right to stay around and keep an eye on your belongings, etc.  I suggest that you promise to wait outside as they tour the house, but stay close enough to watch.The showing agent really just wants to be walking with the potential buyer so that they can discuss the home, improvements, repairs and that sort of thing, without your presence hindering the discussions.Just have them make appointment times that you can live with.
