This is a long overdue review for Bob.  We worked with Bob to sell and buy our houses last year but we got caught up with all the excitement of moving in to our new house.  I'd like to share our experience with Bob as a token of our appreciation to the great service of his and his team. Last year, we decided to sell our house in Garden Grove to buy another place.  We found Bob on Yelp due to his great ratings.  We weren't disappointed.  He is very knowledgeable and he really tried to understand us, our situation and timeline.  To me this is a great sign of him really looking out for us.   At the time we were nervous because we only had a 3-month window to both sell and buy a new place.  Bob and his team were very helpful to help us list the Garden Grove house, from taking photos to giving us advices on how best to prepare for the potential buyer.  Bob also knows the finance part very well.  He gave us many insightful advices on our finance to make sure we understood how much of a house we could afford and to start focus our efforts within our range. Our Garden Grove house is an older house that was built in the 50s.  There were multiple issues, including an old swimming pool which later would be a sore point with our buyer.  Bob helped us navigate all these issues and really stood behind his great service.  At one point, the deal was seemingly falling apart because of the various requests from our buyer (it was their first time buying a house), but Bob really went beyond and did all he could to get things back on track.  There were many things that could have gone wrong and we wouldn't be able to sell the house, but thanks to Bob, it all went through.  In the end, we got the price we want and our buyer was able to get a home.  It was very emotional and stressful time for us, nonetheless, we felt very confident in working with Bob. Another example of Bob's excellent service is how he helped us to close the new house.  As we got close to the end of the contingency period of the Garden Grove house, we were frantically trying to look for a new place.  Bob and his wife, Kei, spent a bunch of time going with us to open houses.  We finally found a place but at the time we'd have to make a move in a very short time.  Bob was able to pull all his strings to put together an offer and completed the rest of the buying process in record time.  It was a whirlwind for us with both deals going on at the same time, and somehow Bob pulled in through.  Within 2 weeks the deal with the new house was closed.  We were beyond happy.  Thank you Bob, Kei, and Jessica!  You guys are awesome. A few tips when working with Bob: 1.  He's very knowledgeable so don't be afraid to ask him anything you don't know. 2.  Take advantage of Bob's comprehensive service, especially on the finance part. He offers the whole package with lots of good lenders.  It was a relief for us that Bob was able taken care of everything. 3.  Educate yourself as much as you can about the process (do ask lots of questions).  Bob can sometimes give strong advices but ultimately, it's your decision.  It's a very stressful and emotional time, so the calmer you can be the better.  Knowing what works in your favor is very powerful.  Let Bob help you out but don't be afraid to stay firm on what you want to do. 4.  Read, check, and double-check whatever paperwork you have to sign.  We had a few errors on our parts that could have been prevented.  Bob and his team works very hard, but they are human too.  A simple check each time you sign and send something over can help avoid lots of headache and dramas down the road. Sold a Condo home in 2015 for approximately $400K in Aliso Viejo, CA.

To start off, I emailed several agents at around 6pm at night. Bob gave me an email literally within minutes, and did a good job convincing me to go with his real estate group. He really wanted my business, which is what I like, because that means he was willing to work hard for it. He was always available early on whenever i had questions either by phone text or email. (He must have some alarm that goes off whenever he gets contacted because i have contacted him at pretty much every possible time of the day and was always quick to respond, within minutes) Once we found an offer for my home, i noticed he wasnt as responsive when i had questions, but would still get back to me within a few hours, which was still good enough for me. My escrow and home selling experience was very very easy. The other members of Inspira group were great and friendly too. Everyone was just on top things. Bob is a very positive guy, and the workplace is just vibrant. I felt like I could trust them to get my house sold on time. I never felt bothered or pressured during the whole process, and I would definitely use him when I buy my next home.

Sold a Single Family home in 2014 for approximately $600K in Mission Viejo, CA.

Bob sold two properties for me to facilitate a larger transaction to move into a new home. To get into a larger home, my family sold our primary residence and a secondary investment property residence. This was tricky under one real estate agent because the two sales were in two different cities with different demographics. Bob came in from the beginning with two sales strategies, and he had his finger right on the pulse of both markets. Everything he told us would happen, i.e. the way the property would be perceived, what had to be done to make the sales palatable, even down to practically a psychological profile on potential buyers, were right on the money. It was like he had a crystal ball. I have to admit that one time we listened to outside advice instead of Bob's on a listing price, and Bob respected that and did what we asked, listing high, instead of what he'd suggested and listing lower...and as a result, he was also correct in that multiple potential sales passed us by and in the end we lost out on what should have been a better and quicker sale. We chalked it up to experience and hung our heads, letting Bob take the lead from then on. Everything else went smoothly after that. He told us how to stage the house; we obeyed. He told what repairs were necessary and which were Plan B; we obeyed. He even gave us all the resources necessary to get said repairs, estimates, appliance upgrades, etc. Then, Inspira Group handled our Escrows and things were flawless on our end, even though we noticed that from Inspira Group's end, they put in endless hours of work to put it all together on time. One day when we were trying to sign final papers to meet an Escrow deadline, Jessica from Bob's office was literally running from office to fax to printer to us, making each minute count. Bob and his team really did what was necessary -- from making beautiful photo flyers, to internet advertising, to hand-delivering paperwork to our front door, to hosting open house after open house to revive a dry listing (our fault) -- to make our dreams happen. Watching them do their thing will make your head spin, and you'll be grateful you don't have to do their jobs (I've told him this repeatedly, that I could not do his job). The fact that he responds to emails and text messages on weekends, in the middle of the night, while on vacation, on top of all normal working hours, as well, is just icing on the cake of what he's willing to do for his clients. My wife and I am convinced that all the moving pieces necessary to make our move happen would not have happened in time, perhaps at all, had we gone with someone else.

Bought a home in 2014 in Laguna Niguel, CA 92677.

Moved here from the east coast and was fortunate to find Bob and the Inspira Group. For those who get the pleasure to work with Bob, you will not be disappointed. Bob has been nothing but prompt, attentive, and professional. New to the area, Bob thoughtfully put together properties that met our needs as well as needs we did not think about. Bob and the Inspira Group have been a huge help and a great resource finding our home.

We connected, but it did not work out. Looking in Laguna Niguel, CA

It was a week after our initial call until we looked at properties. At the start of our second visit, we decided to follow Bob. He said to us "if I had known I was going to show properties only I would have hired someone to do it." Very unprofessional.

We did find two properties to put offers on. We faxed the paperwork back. We called to follow up. We did not hear back from anyone until Sunday night. Bob called to say that the offers were never submitted!!!!!!!!! This is completely unacceptable and there is no excuse for this. No sense of urgency.

Strongly recommend using another firm that does their homework ahead of time, that has seen the properties and that writes and submits the offers immediately.

You had previously written a glowing Zillow review, nice e-mail, a beautiful handwritten card that said "Thank you for spending time with me yesterday. Your drive, energy and focus charge my batteries! I know we will find just the right place. I look forward to working with you. Talk to you soon. Best regards" There was a misunderstanding because I was under the impression that you wanted to offer a lower price and were unsure on whether your husband would be on the purchase agreement - lastly, the comment in quotes is out of context. Sold a Condo home in 2008 for approximately $375K in San Clemente, CA.

Bob and his team at Inspira Group are excellent. They have helped us sell one condo and purchase another and they are always very helpful and quickly respond to any and all of our concerns or questions during a real estate transaction.

I email Bob periodically with real estate questions that I can't find an answer to. He is always willing to help and he gets me as much information as possible. He's very open and honest with me, which I appreciate very much.

I always keep my eyes and ears open so I can recommend Bob to any and all of my friends and family.

If I have any real estate changes in my future, Bob will be getting a call.

- We had an extremely positive experience, buying our first home with Bob and his staff. - Bob was extremely quick in response via email or phone, and more importantly he was able to give detailed answers. We were buying our first home, and we had a ton of questions. - Bob has an eye for detail, and can assess the value of the home, as soon as he can Google-Map it. Once he walks into a home, he can quickly give you a more detailed estimate on possible improvements in the home. His familarity in building materials and labor was very useful in our decisions. He did not just started selling homes one fine day like other agents, and he has real experience and local expertise. - Lastly and the best qualify that we really felt was that, unlike other agents, he was not pushy at all. It felt that rather than us closing the sale quickly, he wanted us to love and grow in to the homes of our dreams (and budget).
