Negotiate the best possible contract for my clients. Work with home inspectors and mortgage lenders to determine any and all actions needed prior to closing. Work with First Time Home Buyers to ensure that they are pre qualified to purchase a home. Ensure that all terms of the contract are met prior to closing and all documents are signed and properly executed. I conduct a Buyer or Seller needs analysis to determine the best possible home for their needs and wants. Generate lists of properties that are compatible with buyers' needs and financial resources with a Comparative Market Analysis. Coordinate appointments to show homes to prospective buyers. Establish positive flow of communication with other agents, buyers and sellers, mortgage officers, title personnel and attorneys involved in the home buying and selling process. Present purchase offers to sellers for consideration. Negotiate contracts on behalf of clients. Coordinate property closings, overseeing signing of documents and disbursement of funds.

This was my first time ever going to purchase a home. Brenda Wells listened to me and found me exactly what my family needed as well as the things on my wish list. Showed home in 2013 in Columbus, GA.

We met with Brenda just once (so far) to see a house, but she has done a nice job of sending us houses to consider (one of us is 90 miles away, so getting together is more challenging). She is a Buyer's Agent which might be useful to some buyers. She was on time, attentive and affable. She made suggestions on ways to remedy the home's limitations. She seems to know the Columbus, Ga., market well. We have not yet had the opportunity to witness her negotiation skills.  More Less
