Hi Travis,First of all I would contact a reputable lender. This can be a mortgage company, your banking establishment and so on. They will ask you for certain things like your past tax returns, bank statements, w-2's and paystubs. They should be able to tell you what price range you can afford. Then I would start the search for your home either using a buyers agent or yourself. I would also ask the lender about first time homebuyer programs. How do we figure an offer on a foreclosure

Hi Renaecamp,I would first check to see what the asking price is first. This can be done by getting a buyers agent, because the agent on the sign is working for the foreclosure company. You might be able to go the foreclosure website like www.homepath.com. Take into consideration of what it would take and what it would cost to make the home liveable. This way you can find out if the home is worth proceeding with. If it's worth going after, I would get the buyers agent to possible get you a comparative analysis and see what other homes in the area are listed for and their sold amount. This will give you a good starting point. Just FYI, most foreclosures are 'AS IS' which means they will not do repairs or replace carpet and such things as that. And another thing to consider is having a home inspection done, this will let you know things about the house that are not presently visible.Good Luck and beware!

I use to get buyer and seller leads, and have not had them for a long time? why?: phone #?

Hi Joan,I was having the same issue. All of the sudden, I was not having the same amount of leads, mostly buyers, that I had. And the reason they told me is that more agents have paid for the zip codes in certain areas, and since there is agents paying for them why should they give it to you when you don't have as many paid impressions as the other agents do. Why hasn't my FSBO been posted to the Trulia site.

Hi Margie,I would go to Trulia and search for the property. If you just added it only in Zillow, then it's possible that Trulia does not have the listing. You could also go to Trulia and add it yourself.Good Luck!

Can't we keep the earnest money?

Hi and sorry that your deal has fallen through.I'm not sure how your contract is written, most, but not all contracts have a due diligence clause in them.The due diligence period can be a little as 1 to 21 days which is agreed upon at time of the executed contract. That being said, if your buyers are being unreasonable and no where in the offer or contract it states that the buyer can back out within a period of time , ie 10 days, then the buyer is due the return of earnest money. But for example the 10 days has expired and they back out on the 11th day then they would lose the earnest money. Hope this was helpful.Good Luck!

Is it okay for my agent to add a clause to the contract without my knowledge?

Most definitely not. The agent should not have added anything to the offer or after the executed contract without your knowledge. Anything added to the offer or executed contract must be signed by both parties.If she did not bring this to your attention at the time it was written in, the agent is surely in the wrong.If you can not resolve this with the agent, I would consider taking it up with their broker. Hi Cheryl,I'm not sure why you haven't got a response from any agent. I always try to respond to any inquiry on any home within 24 hours of getting a notification. Try sending the response again to another agent and see if you get a response from them. And I'm sorry you are having a problem getting someone to contact you.
