If you are interested in purchasing this property as a rental, a good resource for Fair Market Rents is HUD. According to their research in Salt Lake County Fair Market Rents for a 3 Bedroom unit are $1,005/mo. This of course isn't an exact number as some areas or units may garner higher or lower rents. How do you determine the 30 day value change?

Dean,This is a part of Zillow that I have never understood. You can actually have the same exact house side by side and Zillow will have 2 totally different prices and 2 totally different value changes. Also, Zillow is only as good as the information that it receives from it's user's. I always say that Zillow is good to get an idea of price ranges in a neighborhood, but when you need something more concrete you should look to the advice of a professional (ie: Appraiser of Realtor). If you have any questions on the value of a property I would be more than happy to help you out. Did your house appraise for 291k? If so why is the zestimate so much less?

I would also like to add that Zillow shouldn't be used as a replacement for the opinion of a professional (ie: Appraiser or Realtor). To get a true idea if this is the right price for the home you should talk to one of them. I have found that the Zestimate is good to use as a guide for area pricing, but not as a substitute for professional opinion. Zillow doesn't actually post sold information, unless the Owner or Realtor has submitted that information. Zillow relies on it's user's for it's knowledge base. This can be good and bad. In this case bad because it doesn't look like the listing was even posted on Zillow. The easiest way to find out this information may be to call a Realtor. I get calls everyday from people just wondering what their neighbors house sold for.I looked this property up on the Multiple Listing System and it looks like it is still Under Contract, meaning there isn't any Sold information until closing. why is my home declining in price when every thing around me is stable or going up in price.

Duke,Zillow is a good resource to get an "idea" of value. If you want a true idea of value you should talk to a professional, an Appraiser or a Realtor. I think Zillow has trouble with neighborhoods like Pepperwood because there is a lot of fluctuation within the neighborhood. For example within the Pepperwood area in the last 90 Days 11 homes have sold that range from $437,000 - $2,850,000.Now let me do a quick estimate of value for you, because I believe Zillow is way off on this one. In my opinion, if you were to list your home today I think you could get anywhere from $690,000 - $720,000, and it would sell in less than 90 Days. Depending on the condition and amount of upgrading you could possible push it up above $720,000.I hope that gives you a better idea of the value of your home. Why does this address come up Riverton? It is Bluffdale.

According to the Salt Lake County tax data and the listing on the MLS this house is actually in Bluffdale, Zillow just has it wrong.
