Appraisals are all subjective, you can get 20 different answers from 20 different appraisers. If you are referring to the "zestimate", that is far from an appraisal. Zillow should be used as a guideline to get an idea of prices, not a substitute for a professional opinion. Appraisals don't set market prices, buyers do, and if it is priced to high then it won't sell.
