Sold a Single Family home in 2012 for approximately $300K in Niskayuna, NY.
We are so glad we turned to Marilyn to help us sell our house. She is very professional and always acts with the best interest of the client in mind. We moved to another state in a rush. She did a lot of work to help get the house in nice shape after we left. She also did a great job negotiating for us. She is honest and experienced, and knows the the local market well. We would recommend her to anyone.

Sold a Single Family home in 2012 for approximately $275K in Niskayuna, NY.
Marilyn looked over our 50+ year old home and made some very specific recommendations on how to make it more sale-able in this market. We followed each one and used her recommended contractors for paint, electric and masonry, etc.
We de-cluttered to her spec's and "poof" our home was SOLD IN NINE DAYS!
We should add, she had 50+ Real Estate agents in for the Brokers Open House and then 20+ couples the following Sunday for a general Open House.
All thru out the process she was knowledgeable and responsive. She will interact with your choice of media: text, email or phone. He husband, Joe, even helped out from time to time when we needed assistance.
Great agent! Nice neighbor too. We will miss her.

Yes, nine days and SOLD. These clients followed every suggestion and it truly helped sell their home. As an Accredited Staging Professional it certainly helps me in my business. In this case the clients were tremendously receptive and I am so happy for them.
I look forward to keeping in touch with them and hearing about their new home down South.

Bought a home in 2012.
Marilyn is very friendly and easy to talk to. She took the time to find what we wanted in a house and helped us find one that had everything we wanted. Because we relocated to the Albany area, we didn't know where anything as. Marilyn was great at pointing things out and went out of her way to help us find our way around. She could point out stores and other local places in each town we looked in, which impressed me. She really cares about her clients.

Helped me rent a Single Family home in Melrose, Albany, NY.
"WOW",Is all I can say about this woman! We were ready to give up until we found Marilyn Gibbons.Our previous realtor was clueless as to what we wanted and left us wondering if there were any good realtors in the Albany N.Y area.
After a bad experience with our former realtor we were a tad bit skeptical,"UNTIL" we found Marilyn Gibbons by chance.In a matter of days she found us something that was perfect for us!

Bought a Single Family home in 2011 in Schenectady, NY.
Having gone through a sell and looking for homes in Florida and NY since fall of 2010, I'm far from a novice in the home buying and selling process. Let me say that Marilyn Gibbons has restored my faith in that true Real Estate professionals are not extinct, even in this market.
Knowing my budgetary constraints and neighborhoods which I would consider, I worked with Marilyn to develop a list of between 15-20 homes. She carefully reviewed the list several times (I did redact the list more than once), offered insightful input, and then proceeded to schedule and show me over a dozen homes on my list over a 24 hr period spanning a Saturday and Sunday as I was flying in from out of town.
Not only did she masterfully handle the schedule, her knowledge of the neighborhoods I had been looking in was most impressive. She and my contractor seemed to know something about each home and others in the same neighborhood that were for sale, or had gone off the market recently.
Lastly, she has worked tirelessly in concert with the seller's agent, both sets of attorneys, and even gave me sound advice in getting a competitive rate from a local lender.
I couldn't offer her a stronger endorsement and recommendation and would refer her to any friends and family without reservation.
If you've had the pleasure to work with, or plan on working with Marilyn in the future, you will be able to attest to why I for one, am a raving fan or her professionalism and work.

Bought a Single Family home in 2009 for approximately $200K in Albany, NY.
I was very fortunate to have found Marilyn when I was ready to purchase a home. Time was of the essence for me and Marilyn got right to work showing me many houses in the area and price range I was looking for. I will say that I was probably not the easiest person to work with as I had my own ideas and as soon as Marilyn learned this she would only show me houses that she knew would fit within this range. She never complained or gave up on me however and within no time I was moving into my new home. She is so easy to work with and so available whenever you needed her. She is just a wonderful and fun loving person who I would recommend to anyone who is looking for a home. She is truly the best....

Bought a Single Family home in 2011 in Schenectady, NY.
Being out-of-state buyers moving to the area, Marilyn made the process smooth. She arranged for us to look at approximately 15 properties in one weekend and we found our perfect home the first day. She was prompt in returning phone calls and emails, as well as extremely knowledgeable about the area, even taking us on a tour of our new city. She was fun to work with and helped us find our first home. We would absolutely recommend Marilyn to anyone looking for a realtor and will use her for all our future real estate needs!
