Why after i add information about my home the zestimate dropped considerably.
You could go to the trouble of "Claiming your Home" and then look for the boxes where it allows you to make 'adjustments' accordingly. Alternatively, in a more practical way, you could entirely ignore the inaccurate Zestimate, since it doesn't really affect your life. If you really need to know your home's value right now, then simply hire an appraiser. If/when you plan to sell your home, contact local experts to show you comps for similar homes and provide you with a CMA (Comparative Market Analysis). If you were upside down, and want to refinance, contact a lender. Values go up, values go down, base on market forces and supply-and-demand. Right now, prices have sort of plateaued in Camarillo, due to higher list prices & interest rates. Fortunately, for the majority of homeowners, their true home value remains insignificant until they sell, transfer or refi-.... Zillow does not control home values, they just try to Zestimate them. The most common question posted by consumers on this site is "why is my home value so low?" -- so, obviously Zillow cannot be a reliable resource for a home buyer or seller when it comes to determining accurate home VALUE. As far as 'value,' the addition of a home elevator brings this subject to a new 'level' -- and there are many ups and downs to resale value. Bottom line, if you need an elevator, put one in. We are approaching a 'Silver Tsunami', with apx 10,000 Baby Boomers turning 65 today, and about 10,000 more will cross that threshold every day for the next 19 years. Yours may be the only 2-story home on the block that sells for top dollar when the Sandwich Generation buyer comes around shopping...especially if you don't have any bedrooms and full baths downstairs. Your value today, as we had discussed previously, is in the $260-280K range... The Zestimate isn't based on local agent knowledge or recommendation. It's a formula that factors in sometimes irrelevant data from recent nearby sales. Let me know if you'd like a more thorough analysis of your Brentwood, or if you'd like to preview other (active/pending) Leisure Village homes for comparison purposes. My Buyer has the accepted offer on the HUD-REO (Del Mar) 1108 sf home in Village 25, listed at $270K, including wall papered walls and a deteriorated patio room addition.Have a great evening!

Hi Bill,As you may know, you will not have a problem selling your home locally here in Oxnard. Simply list the home with a Contingency for Purchase, so that your (strong) buyer is aware of your intentions. Get your home in escrow, and once your Buyer has both removed all their contingencies plus signed and agreed to give you 1-2 months to identify and "close concurrently" on your (HOC) Home of Choice, you can then be in better position to purchase in Kingman. The local agent here in Oxnard should work closely with the Kingman agent, to coordinate the process. This scenario is quite typical in a sell-buy situation. It protects you, so that you don't get committed to owning two homes, and prevents you from becoming homeless after the Oxnard house sells. IF you have somewhere to move to temporarily, then you take advantage of this to become a somewhat stronger buyer -- as a cash-in-hand ready buyer in AZ. So, basically, you will want to hold your Oxnard home in escrow, contingent on buying in AZ -- along with the purchase in AZ contingent on selling your Oxnard home, already in escrow with a strong and patient Buyer. La Cienega/Jefferson (formerly Sentous) station is an elevated light rail system in the Los Angeles County Metro Rail system. It is located at the intersection of La Cienega and Jefferson Boulevards in L.A.. This station is served by the Expo Line. Expo Line service hours are approximately from 4 AM to 12:30 AM daily. Service resumed Saturday, April 28, 2012. Regular scheduled service resumed Monday, April 30, 2012. Properties adjacent would be affected with lower values, due to congestion. Residents don't generally complain about traffic and noise, since it's a part of life in metropolitan Los Angeles. Those that prefer a less congested environment often choose to relocate to Ventura County and Oxnard. I hope this helps.
