Must I have a agent to view homes?

Answer

The simple answer is no.  You can view Open Houses normally every weekend.  These may not be the houses that you are looking to see but are available to anyone - even those without an agent.  To purchase a home, you truly do need to put together a team which include the following - a lender, an appraiser, a settlement attorney, a home inspector and a Realtor who understands the area and can facilitate your home purchase plan with the ultimate goal of settling on your new home.  As stated below, you should find a Realtor who you are comfortable working with, who can steer you through the multitude of processes involved in the home purchase process.  Best of luck in finding and settling on your new home..........................chris

Depreciation: Where do I find how much the land and/or house is worth for tax filing?

Hi ThunkIn New Castle County, Delaware, the last full property assessment was completed in 1985.  Since then a multiplier (kind of like a cost of living adjustment) has been used in tax calculation, which is why your assessed value and market value are completely different.  One idea for your records, is to contact that assessors office and get the two assessments (land and building are separate) and multiply the ratio with the total value (basis at the time of your purchase) to calculate your building starting point.  You can then get your depreciation tables online from the IRS site...............chris

is swanwyck estate good area for living

Hi EleanorA home is what you make of it.  In the Swanwyk area there are many beautiful and well built and maintained homes.  Just as in other areas, there are also homes that are poorly maintained.  There are schools and shopping  right down the street for convenience and the interstate system is right around the corner.  My suggestion to you is to visit the area at different times of day to ensure that you are comfortable with the area.  Your Realtor should be able to give you more particulars on the properties of interest to you.  If you are not working with a Realtor, find one.  This is one of the biggest decisions that you will make and you need to ensure that you get the best information to aid in your decision making process.  Best of luck.................chris

I had a similar situation occur about a year ago.  Buyer did not spend all of the settlement help allowed.  After waiting to see how the lender could make the deal work for 4 hours, buyer walked away from the settlement table.  After thinking the matter through, I asked the lender to buy down the interest rate with the excess funds which they agreed to do.  Buyer said he would have liked to have the principal paid down but now thanks me every month when he sends a lower payment..........................chris

Great question HighspeedrangerElsmere is one of the incorporated areas that does charge the .75% portion of the buyers' transfer taxes.  There are homes in that area that do not fall under the town's jurisdiction that can save you that portion of the settlement costs.  Your Realtor should be able to get you a list of homes that are available in the area.  If you don't have a Realtor you should get one.  He or she will be able to oversee the entire process of your purchase plan with little or no cost to you.  Hope this helps........................chris
