Todays market it is most important to know that there are fewer Buyers than Sellers. That means to a Seller that Buyers have more to pick from when looking. This means as agents out here we have to work very closely with out Sellers to make sure their homes are in the best condition and priced right to sell. Second showing issue is so very tough for the Sellers, your home is being sized up to another one and your emotions are tied to this one. I try and prepare my sellers best I can that their home is now like a can of soup, some people like chicken noodle while others prefer split pea. People buy homes emotionally this is where people get to fully be themselves therefore the price is not going to change that for them most of the time. I like to ask my Sellers what drove you to buy this home emotionally? More than likely it will be the same reasons that the next Buyer will be interested in the home. Let's say it is because the hockey rink is close by and shopping center. Not, that we would not do the other things to attract buyers but we would add flyers on a bulletin board at the hockey rink and where we could in the shopping center. That buyer is doing what you did when you bought the home does it fit in their lifestyle. Give your agent a list of reason you bought the home and send it to the other agent to share with the buyer as well as the utility information if your willing to. Energy cost are huge to buyers too, so if yours are low then share. Work to help get the buyers on an emotional level. Agents can never make anyone buy or sell. We give professional opinions and guild you through the process what you do with that information is totally up to you. I always tell my clients it is your money, your home it is up to you.
"Shut out" I don't believe that is what is happening to you. Most of us in the industry would not pass up a sale, if we have a buyer that would work for your home.However, I will tell you that most of us feel, you don't find value in the job a good Realtor. One that will market a home to the buyer. It is not a personal thing it is just that you are trying to save money I totally understand that. If you are moving into another home and you have not yet found that other home yet.I would suggest you interview some agents and see if they would help you do both of jobs at a reduced price to help saving you some money at the same time. NAR stats say that sellers that do FSBO sell their homes on avg at about 12% less then what they would have gotten with a Realtor. I am always willing to adjust a fee depending on the job, if you home is very sell able and Sellers are pricing their home correctly then your home should not require a ton of marketing cost to the listing agent. As Realtors, or at the ones that work a lot such as myself, it is just more work on top of a really tough job already, we get to double the work with a lot more liablity. Such as set up an appointment, dealing with the Sellers Directly as well as the Buyers there is ton of extra paper work and risk involved for the Realtor. All that Said, the ttuth is your home might be set to the side till we have elimnated all the properties available in our MLS first. In other words a FSBO takes on a lot more work and you have more liablity plus less pay, so as an agent, you might be the last on the list of homes instead of the first for those reason. I am always excited when I see Sellers join our business it is a tough world and in todays market it is even tougher. I honestly try and help those that try this profession on as much as I can because you guys need it. I learn something new every single day and you are just starting out so you need experience and guidiness.
