When I was thinking about selling our rental condo in La Mesa, I checked out the real estate sites and was contacted soon after by Cleve Shirley, who offered an evaluation with no obligation. Because I hadn't really decided to sell at that point six months ago, I was as clear as possible that this might be a waste of his time, but he good-naturedly shrugged that off as "just part of the job." There was never any pressure at all as he sent us information about comparable sales, just helpful, friendly support in case we did decide to sell.
When I eventuallly decided to sell, Cleve convinced me to spend some money to update the flooring, paint, etc. Because there are no guarantees that making the investment would really help to sell, and because I live too far away from La Mesa to personally supervise and inspect the work, I was reluctant at first. Well, following his expert advice is one of the best moves I ever made. He handled everything, including arranging for the contractor (the outstanding Derrick Thomas) and clean-up.
I would have been happy closing at the number we had in mind originally, but Cleve convinced me to list at a higher range due to the upgrades. We did, and the condo sold during an open house before it could be listed on the MLS--at more than 10% above the number I expected. There is a lot of paperwork, but Cleve got us through it with a minimum of fuss. I would work with him again in a heartbeat.
