Coral Gundlach (and Liz Crawford) enabled us to sell our tenant- occupied townhome, even though we live out of state. Having someone we could trust with the large and small details of readying and selling our home was paramount. Coral and Liz continually put our minds at ease, went above and beyond to help us find contractors when needed, and continued with superb, professional effort all the way till closing. Without these wonderful ladies, I firmly believe that we would not have made it!

Sold a Single Family home in 2014 for approximately $725K in Claremont, Arlington, VA.
The decision for us to make a 30+ year move from our beautifully renovated home in Arlington to the western part of Fairfax County was difficult. We loved our neighborhood and our home. Our youngest daughter has a complex variety of disabilities that the school district was just not capable of handling - so we made the difficult decision to sell our family home and move to Fairfax County once our oldest was settled in college.

Our old neighborhood is a well-kept secret. Nestled in South Arlington near Shirlington, 8 minutes to the Kennedy Center and downtown DC and a stone's throw to the Pentagon; close to everything but quiet, tree lined with wonderful neighbors. Once the word was out about our impending listing we were inundated with real estate agents. More than 50 agents wanted to come by to solicit our business. We talked to so many agents. Some seemed fine while others were arrogant and not people we would want to deal with. How do you pick an agent?

In the end, we called Coral. She never solicited our business, but her track record, abilities and the way she conducts business were obvious from the beginning of our relationship. Coral was a real breath of fresh air when we stat down with her to sign a contract.

There are just over 100 single-family houses in Claremont. Half of them have large additions but those houses rarely if ever go on the market. The way we found Coral was in watching a previous sale in Claremont that she handled. The house was similar and had a big addition like ours. Coral was able to prepare and sell that house for a good price; a price way about the random houses that regularly sold in Claremont. This wasn't as easy a task as it sounds because of the eclectic combinations of houses in our neighborhood.

Unfortunately, our house wasn’t market ready until early September and then the government shut down. Coral hung in there with us. After the government opened we had an immediate contract. However, the buyers were property virgins. Buying for the first time is a huge deal and I don’t think this couple a thought about what it means to buy a home almost 70 years old – even a renovated home. At this point the contract had kept our house off the market almost a month before they acquired cold feet and backed out. So we took the house off the market. The following spring we put our house on again. Coral hung in there with us. In the end we had three contracts with a final sale negotiated in early May, closing in June for a very good price that allowed us to buy a beautiful home in Fairfax County in the area we wanted to live.

Coral also worked to help us buy our new home. Due to our daughter's disabilities, we were looking for certain things in a house. The buying should have been the easier part though - right! We found that perfect house in just the right location but this go-around the sale included a very difficult and sometimes not-the-most-honest seller. Unfortunately for us, the sellers were divided and going their separate ways. One partner was lovely; a complete gem and the other a not-so-nice nightmare. Luckily for us, the sellers' agent was good and worked well with Coral. Until this process, I never really realized how important a real estate agent is to a real estate transaction. Going through a sale with a very difficult buyer can wreck a sale. A knowledgeable real estate agent (like Coral) can mean the difference between success and failure of the transaction.

In the end, we got our house with a dream kitchen and all the amenities we needed to make our youngest comfortable. I shudder when I think what this process could have been like with some of the agents we met.

For most people, selling their home is a huge investment of time, money and emotions. Do yourself a favor and call Coral. Coral is a cut above all the rest. She leaves no stone unturned to match owner and house. Coral showed us impeccable integrity and honesty in all our dealings. We had a number of difficult issues to deal with and Coral was right there to guide us and provide information we needed to have a good outcome. While we miss our old neighborhood, we love our new house. If we ever sell again, my first call will be to Coral! I can't imagine using anyone else to sell a house in the Northern Virginia area!

I found Coral by reading the reviews on Zillow when we decided to sell our house and relocate to Florida. She has been impressive throughout the process. Our house needed upgrading and together we found an excellent contractor to redo parts of the kitchen and freshen up the overall appearance of the property. Coral helped in everything from what to upgrade to paint colors. She had excellent suggestions on what new buyers are looking for and how to keep us in budget while putting those ideas in place. She had the house staged and arranged for photos and videos of the house for potential buyers to view. Coral was always just a phone call away. She was friendly, knowledgeable, professional and ready to assist us in anyway, including taking on last minute repairs that needed to be done after we had already left town. I highly recommend her to anyone buying or selling a home in the North Virginia area.

Coral was fantastic in helping us with our relocation to North Virginia from Canada. She guided us through the whole process of buying a house in a very professional yet friendly manner. Her local knowledge was essential in helped us to narrow down the best area for us, to understand the real life commuting times, school system etc. Coral managed to negotiate the price down when we thought it not possible. Sold a home in 2014.
This was my second experience working with Coral and it was every bit as enjoyable as the first time around. A few years ago, Coral helped me purchase my first property, a condo. When our family outgrew the space, I immediately turned to her again. From the very beginning of the process, including getting our condo ready for sale, identifying criteria for the new home and starting to actually look at homes, she was incredibly patient and helpful. I never once felt rushed or pushed into listing our condo until we were actually ready. Coral showed us new homes in potential neighborhoods months before we were ready to actually pull the trigger. She also provided us with invaluable information for our market, when the ideal time to list would be and even did a walk through of our condo to let us know what we should fix/update pre-market and how to stage the condo. When we finally were ready to list, the photographer she brought in to do the photos did an absolutely amazing job. The photos, combined with Coral's staging advice and her connections with other realtors really helped create a buzz surrounding our place and within 72 hours of listing, we had 2 offers on the table ABOVE LIST PRICE. We couldn't have been happier.

The path to purchase of our new single family home was a bit rockier due to some waffling sellers, but in the end, it truly was Coral's negotiations and communications with the seller's realtor that sealed the deal and got us our dream home. I truly believe that had it not been for Coral and her approachable, yet firm negotiation skills, we wouldn't have gotten our new home.

Working with her a second time, I was reminded of how hard she works and how much she fights for her clients and what they deserve. She's honest, reliable, EXTREMELY responsive and just an absolute joy to work with. She also has killer recommendations for almost everything you could think of...home inspectors, contractors, even moving companies!

I recommend Coral to everyone - my sister and her husband actually used Coral just last year as well when purchasing their first home and had just as enjoyable an experience as we did. Coral's like family and I can't imagine ever using a different realtor!

We were first time homebuyers and Coral was awesome in guiding us through the process. Her amazing customer service was evident from our first meeting during which she spent over two hours discussing our home-buying goals and describing the home searching, bidding, and financing process. Coral's straight-forward approach to realty and obvious knowledge of the Northern Virginia market drew us right in.

It took us less than a week to find a property we wanted to call home and, unbeknownst to us, that was when the real work began. Our desired property had multiple offers, and Coral calmly and confidently guided us through every step of the bidding process, working closely with our selected lender to ensure that we were making a strong and informed offer. After our offer was accepted, she remained steadfastly at our side through every stage of the home buying process and was extremely receptive to phone calls and emails.

Overall, what impressed us most was Coral's strong network of resources and professionals. Throughout the process, she provided us with multiple recommendations in everything from financing to home inspection to arborists. Even more impressive, her recommendations and advice never seemed pushy - she encouraged us to explore other home inspectors recommended by our friends and even advised us as to what types of questions to ask. We needed someone with excellent local knowledge, from market to banks and more. Coral fit the bill. We were able to get multiple offers on out house within a week. And under contract soon thereafter. We were then under contract for our new home within another week. We needed things to move quickly and Coral made it happen. From listing to closing within a month on the sale and purchase. We couldn't have been happier with her service.
