I called Coral and asked her if she can look at a house we are renting by ourselves, and give her opinion. Because this was a few days before Christmas, I was surprised that Coral went to the house, called back shortly, and gave us advice on the house. We were impressed and decided to list the house for rent with her.
The process was seamless, the results positive. The house was rented, and the tenants moved in the following month. Coral is fantastic! This is the second time we've worked with her, and she has continued to prove herself to be incredibly knowledgeable overall (she has great knowledge of contracts as well as knowledge about the local market) and we definitely couldn't have bought our new home and sold our last one without her. When selling our home, she came over and helped to give us tips to stage most effectively, and brought in an incredible photographer who made our home look incredible. She is very active in marketing a home, and because of all of her work, our home had a contract on it within a few days. Bought a Townhouse home in 2014 for approximately $800K in Buckingham, Arlington, VA.
Coral has been my Realtor on two home purchases and one home sale, and she is an invaluable resource on either side of the negotiating table. Her knowledge of the Northern Virginia market is unmatched, and she is an absolute master in pricing and offer strategy. Coral works in one of the most competitive real estate markets in the country, but her expertise allows her clients to feel confident that they'll get their desired result. In my most recent experience with Coral as a home buyer in an extremely competitive market, she helped me figure out how to make an offer that would be accepted without going out of my price range.
Aside from the purchasing or selling expertise, Coral is absolutely wonderful at leading her clients through the closing process and beyond. Getting from sale to closing had never been more stressful than it is now. There are so many deadlines, paperwork requirements, and myriad opportunities for a deal to fall apart. Sold a Single Family home in 2014 for approximately $725K in Claremont, Arlington, VA.
The decision for us to make a 30+ year move from our beautifully renovated home in Arlington to the western part of Fairfax County was difficult. We loved our neighborhood and our home. Our youngest daughter has a complex variety of disabilities that the school district was just not capable of handling - so we made the difficult decision to sell our family home and move to Fairfax County once our oldest was settled in college.
Our old neighborhood is a well-kept secret. Nestled in South Arlington near Shirlington, 8 minutes to the Kennedy Center and downtown DC and a stone's throw to the Pentagon; close to everything but quiet, tree lined with wonderful neighbors. Once the word was out about our impending listing we were inundated with real estate agents. More than 50 agents wanted to come by to solicit our business. We talked to so many agents. Some seemed fine while others were arrogant and not people we would want to deal with. How do you pick an agent?
In the end, we called Coral. She never solicited our business, but her track record, abilities and the way she conducts business were obvious from the beginning of our relationship. Coral was a real breath of fresh air when we stat down with her to sign a contract.
There are just over 100 single-family houses in Claremont. Half of them have large additions but those houses rarely if ever go on the market. The way we found Coral was in watching a previous sale in Claremont that she handled. The house was similar and had a big addition like ours. Coral was able to prepare and sell that house for a good price; a price way about the random houses that regularly sold in Claremont. This wasn't as easy a task as it sounds because of the eclectic combinations of houses in our neighborhood.
Unfortunately, our house wasn’t market ready until early September and then the government shut down. Coral hung in there with us. After the government opened we had an immediate contract. However, the buyers were property virgins. Buying for the first time is a huge deal and I don’t think this couple a thought about what it means to buy a home almost 70 years old – even a renovated home. At this point the contract had kept our house off the market almost a month before they acquired cold feet and backed out. So we took the house off the market. The following spring we put our house on again. Coral hung in there with us. In the end we had three contracts with a final sale negotiated in early May, closing in June for a very good price that allowed us to buy a beautiful home in Fairfax County in the area we wanted to live.
Coral also worked to help us buy our new home. Due to our daughter's disabilities, we were looking for certain things in a house. The buying should have been the easier part though - right! We found that perfect house in just the right location but this go-around the sale included a very difficult and sometimes not-the-most-honest seller. Unfortunately for us, the sellers were divided and going their separate ways. One partner was lovely; a complete gem and the other a not-so-nice nightmare. Luckily for us, the sellers' agent was good and worked well with Coral. Until this process, I never really realized how important a real estate agent is to a real estate transaction. Going through a sale with a very difficult buyer can wreck a sale. A knowledgeable real estate agent (like Coral) can mean the difference between success and failure of the transaction.
In the end, we got our house with a dream kitchen and all the amenities we needed to make our youngest comfortable. I shudder when I think what this process could have been like with some of the agents we met.
For most people, selling their home is a huge investment of time, money and emotions. Do yourself a favor and call Coral. Coral is a cut above all the rest. She leaves no stone unturned to match owner and house. Coral showed us impeccable integrity and honesty in all our dealings. We had a number of difficult issues to deal with and Coral was right there to guide us and provide information we needed to have a good outcome. While we miss our old neighborhood, we love our new house. If we ever sell again, my first call will be to Coral! I can't imagine using anyone else to sell a house in the Northern Virginia area!
