I would contact the top three real estate firms in your area who specialize in your town? Once you discover who they are, contact the Broker of that firm and ask them who their top listing agents are in that office. Meet with three different firms and ask them what they can do for you and how will they market your property. Ask where they advertise. Ask how many properties that agent has sold in the past year. Look at the marketing material, ad, brochures, etc.. Do you like this person? Do you feel confident with this person? Good Luck!
I like working with the same mortgage lenders that I know will do a great job, get the best rate, and get us to the closing table without problems. I have had several very bad experiences with mortgage brokers that I do not know.
I would always counter an offer. If it is a low ball offer, I counter high to see if they are willing to come up. If they don't respond, then I know for sure they weren't serious in the first place.

There is a public parking lot between Bridge St. and Church St. on Union St., but it too is metered. Usually these are not all taken. Also, you can try and go towards York Street, where they don't have metered parking.

Yes, staging is important, but not everyone has the money to hire an expert to stage the property. If not, the property must be CLEAN. Everything, including the appliances, basement and attic. This the seller can do themselves.
When buying a foreclosure, be patient, some banks take forever to agree on a price. I just closed on a house, the offer was submitted in May of 2010 and we just closed on it 03/10/2011! Not all short sales and foreclosures take that long, but it can be frustrating.
