Hello Brian B.I'm not sure over what period of time the market median price of $280,000 is calculated, but assiming it is fairly recent, which I think it is, you need to keep in mind that at least one third of the properties that sold in the last 6-12 months are foreclosure properties, many of which need an above average amount of work.Keep in mind that this median reflects only the properties that actually sold. It does not reflect the median value of homes in Danbury which is certainly higher than $280,000 or even $300,000.Sounds like you might be interested in a house for $330,000 but suspect or feel that it may be over priced and are fearful of overpaying. You should have your agent run an estimate of market value for you which shows how much similar homes in the surrounding area sold for. If you are seeking mortgage financing, the home will be appraised also which is supposed to protect you and the bank by ensuring that the sale takes place at fair market value.

Many higher priced areas of the country have extremely high inventory. Agents who know the market are aware of this. No need to worry too much unless your agent is telling you that your home is overpriced. Some buyers try to use the # of days on market to lowball, and the fact remains that the price must be a steal to sell in this market, especially in a high inventory market segment.

To show the seller that you are serious, I'd suggest that you first obtain a pre-qualification or pre-approval letter from a lender for the price of the house, or at least for your offer price anyway. If you do not have a lender check out the Zillow mortgage marketplace.Then, contact a buyers agent who works exclusively for you in the transaction. Again, the agent directory on Zillow would be a great place to start.If you can, try to back up your offer with comparable sales, especially those in the surrounding neighborhood, so that the lower price doesn't feel like a personal attack. A good agent can help you do this.Then stand your ground. Remember, the seller does not have to be reasonable. You can't force it. On the upside, you already know the house well because you said in your comment that you lived there. Fewer surprises that way - a good thing!!

Be sure you follow the links to your specific area. Back yard entertaining area in an urban area is generally a highly prized feature. Hi Jaeobee,Our local Greater Fairfield County MLS system recently switched also from Microsoft maps to the rebranded Bing maps. I believe maps are the same, just rebranded. I agree that some of them can be off a little. As I have put new listings on the market the Zillow system always gives you the opportunity to adjust the location as needed before you put it up live. Lake rights means there is a park maintained by the association for residents only. It has a grassy park area with picnic tables, a beach and cordoned off swimming area in Lake Lillinonah. There is also a boat ramp and dock. It is on Hanover Rd. in Newtown, right down the street from the property.
