I think Dave and the staff at Thrive Real Estate did a masterful job of guiding us and helping us in buying a house in a VERY DIFFICULT Denver housing market. The house we bought was opened for viewings at 9 in the morning and the sellers stopped taking offers by 8:30 that evening and this was typical of the types of things we ran into. In the end we ended up with a great house in and up and coming area at an awesome price. Dave's negotiations skills made the difference in getting the right offer on the table to begin and closing at a great price later. A special shout out to Courtney Smith who did a great job of supporting us and supporting Dave in the process.

Sold a Townhouse home in 2015 for approximately $300K in Highland, Denver, CO.

For the first time in selling a property, I felt like I was in the 21st Century. From the use of "Coming Soon" on Zillow to the blitz of listings on the internet, to the use of software which allowed me to see showings scheduled and feedback, I was very connected with the entire process. Dave seemed to be very aggressive in marketing the property and the result was a sale in three days at more than listing price. Dave's team was equally efficient and I enjoyed working with them, even though that time was short. Both Dave and his team responded to my questions immediately, no matter the day or time.

Listed, but didn't sell my Single Family home in 2014 in Littleton, CO.

I have to say that I am quite disappointed with the end result of working with Dave Ness. I will start off with saying that his team (AKA his assistant Courtney) and Dave were pleasant to deal with. The problem there was the difficulty in actually getting Dave and not his voice mail. I think out of the dozen or so times I have tried his number I may have actually talked to Dave directly once or twice and the others had to wait a few hours or even sometimes a day to hear back.

I worked with Dave to list my home from 3/21/2014 to 12/4/2014 in Littleton. He had four total months of active time on the market. The process started off well with Dave willing to pay for an appraisal to help determine a fair market value price for our listing. The market was fairly "Crazy" earlier in the year so that is why we trusted in Dave's experience and the appraisal value to help determine the list price. Who doesn't understand that pricing it right from the beginning is very important in selling your home quickly and for top dollar.We thought we had the best chance by going with Dave and his team to sell our home. His sheer number of 5 star reviews is what prompted us to hire Dave in the first place.

We have had more than 40 showings on our home since the beginning. For each and every showing we cleaned up and put away all of our personal items and belongings. With two kids under the age of 3 that is a very challenging task. Through the months we dropped the price every time it was recommended by Dave and sometimes even before it was suggested. We did everything we thought was right and could to try and sell the house. We dropped $30,000 from beginning to end to try and sell the house. In fairness our major complaint was our location and pricing. We tried to take care of the pricing but unfortunately the location was something we could not overcome.

In the end I was ready to chalk it up to just a string of bad luck but it was Dave in his last correspondence that prompted me to write my review. It all came through the final two days of our listing contract as follows:

"Hi Leo, Attached is your Weekly Marketing Update Report... As you can see, over 3000 people have viewed the property over the last 2 weeks, so obviously the marketing and visibility is not the issue. Looks like we've had 15 showings since we re-listed. 50% of them reported they felt the price was too high. Are you interested in making another price adjustment? Dave"

"Hi Dave, Thank you for your feedback but at this time our contract is expiring today and we will not be renewing it with Thrive. I don't think your companies marketing strategies are a good fit for our home as your company has had 4 months of active listing time and have not turned up any solid interest with the exception of the one on the very first weekend. I wish you the best of luck in the future and thank you for your time. Leo"

"Sounds good, we will terminate the listing today. Just as feedback, it really isn't the marketing, it's the price. The fact is, a lot of people have seen your home, and "the market" has voted and told you and me, by virtue of 0 offers, that your home is over priced relative to what else they can (and did) buy. I think in the long run you'll have to come to grips with that unfortunately. Good luck, Dave"

I'm sorry but I had to say that Dave had some nerve to say that I have to "come to grips" with pricing when in actuality we listened to "ALL" of his pricing recommendations. I don't think it was fair of him to ask for a price reduction the at the end of the contract. Then to top it off come back and leave an end note that we weren't priced correctly as if he had no say in the matter.

Bottom line is we had Dave Ness in our corner, a full appraisal, and $30,000 price drop and still we struck out. Again, I feel a little bad about how the relationship ended but I hope this helps in guiding someone in making the difficult choice of selecting the right agent.

Leo, thanks for sharing your thoughts. Everyday we try to make our service better & hearing from clients is a big part of that. I'm very sorry you feel this way, it isn't what we shoot for w/ our clients, which is well proven in the other 156 Reviews. We did have trouble connecting, when you called me AND when I called you. I solve that by having Courtney help me w/ calls, that is why if I'm not available my clients contact her per my voicemail, but you never chose that. As you said, over 3000 buyers viewed your home online, w/ 15 showings; what didn't get mentioned is that we generated another 41 buyers before the 15, totaling 56 buyer showings. That's a lot of buyers! So, I'm confident in our marketing strategies. An overpriced home cannot be overcome by marketing. When you listed your home, I told you going as high as you did would be dangerous. We brought you 56 buyers, so according to the results we delivered, we were correct, unfortunately. Bought a Single Family home in 2014 for approximately $650K in Golden, CO.

Wow, what a long strange trip it's been... 14 months of looking for a house in the foothills of the western Denver metro area with Dave Ness, his colleague Courtney, and the Team at Thrive Real Estate. My wife and I lived in Florida the first 11 months of looking and probably made 6 flights out here to look at 80+ houses - no kidding - we were very picky. We did make a few offers on houses, but lost out because other offers were CASH or we were simply outbid. Dave was very attentive to our wants and needs, which were many and sort of peculiar given our situation. Since we were located out of state, Dave and Courtney even took videos of houses immediately upon our request(s), as houses in Golden proper didn't last long. (Wow! How many realtors would do that?!) They each went out of their way to do whatever it took to help us to figure out if a house was appropriate. After getting a deeper understanding of what we wanted, Dave would actually point out problems that we didn't notice and save us all time and energy. We finally decided to move here and stay in a short-term apartment while continuing our house search. Two months later we finally got the house we wanted in Golden, CO with a beautiful view of North Table Mountain. It took a long time, but it was well worth the wait. The Sellers' realtor actually took us aside at the closing and told us that Dave's strategy and specific language in the offer made the difference and that's why the Sellers chose us over 4 other offers (including one that was CASH). I don't want to give away his secrets, but truly his team at Thrive brainstormed and adapted our strategy to account for this ridiculous housing market in Golden, CO. We now refer to it as the Manhattan of the Rockies, as every house we wanted was off the market in less than 48 hours and went for far more than list price. It's truly crazy, but Dave stuck with us and his experience was SOOO valuable. Thank you Dave, Courtney, and everyone at Thrive!
