I highly recommend David. Besides he is very experienced and knowledgeable, he does not spare his time to investigate the property before you negotiate. He works hard for you.
When I found houses I wanted to see, he checked ahead of time and gave me the ideas about the house, sellers, and surroundings. So I didn't need to bother going to some of them.
After visiting together, when I liked the house, he went to the city or county to investigate on the house. He came with the stack of paper to meet me. He did his homework. He had information of the original plan and repair or additional works done with permits on the house. Because of his knowledge, he could see the rest of works done without permits and quality of them. I didn't, but he saw and pointed to me so many problems house after house. And they were serious ones.
He himself went down to the crawl space and up on the roof to see the top of chimney and took pictures of problems. I could see that he does this all the time and got to know so many different contractors, materials, and reasonable price ranges. He knows a lot about regulations on building details in different cities or county.
Before negotiations, he got a list of estimates for repair or correction and obtaining a permit for each problem if needed. We used the lists to make the owner fix the problems or deduct the costs from the price of the house.
In some cases I had to give up on the houses because we found that it was difficult to fix the problem properly to the latest requirement and obtaining a permit. That would affect the value of the house when I try to sell it. I thought that I would never find a house that meet his high standard!
But he saved me a lot of headache later. If you think that all realtors do this much work, ask around. He does not hurry you to buy a house. He guides you every step and takes care of you. A house is such a big investment. You need a professional advisor like David.
