As long as you have a financing contingency the buyer will get their deposit back.

I would suggest talking with a lender they can give you a plan of action to get your credit up pretty quickly and then you will get a better rate.  Remember you will have the mortgage for years you want the lowest rate you can get.  Good Luck.

An addition built on the property 6 years ago is not reflected in the Zestimate

Answer
First you must claim your house.  Next step would be to update the facts. Here you can include your addition and any other updates you may have done.  Once you have done this it will still take a few days to update.  If you list your home it will update from the Realtors information they put on Zillow.  You will need to do nothing.

Yes you can say your house as is.  If the seller and buyer agree on a price and the house is sold as is it is what it is.  Good Luck.

How important is pricing it right the day a property is listed?

Pricing your property is one of the most important parts of listing your home.  The great thing now is the lack of inventory so you can go a little higher not much and get all the money for your home hopefully at your open house.  That is how I have been helping my clients.  It all depends on your are.   Over pricing will hurt you your house will linger on the market and buyers will wonder what is wrong with it.
