How important is pricing it right the day a property is listed?

Pricing your property is one of the most important parts of listing your home.  The great thing now is the lack of inventory so you can go a little higher not much and get all the money for your home hopefully at your open house.  That is how I have been helping my clients.  It all depends on your are.   Over pricing will hurt you your house will linger on the market and buyers will wonder what is wrong with it.

what is value of my home?

I would need some additional information to assist you with that. Please feel free to click on my link for additional direct access.

Can a landlord do this??

I believe The tenant could sue for defamation of character, but I would ask a lawyer

Costs to build and just frame/close an addition?

It's all about finding the right contractor to do it. Many will talk a good game but few can execute at a reasonable cost. There are different ways to reduce the risk but in the end you need to work with someone you can trust. Contact me and I'll help.

I'm planning to sell my house located in the Lakeside (Lake Quannapowett) area of Wakefield, MA

It's a little complicated and i know your area well, and you need to proceed with caution and make sure before you do anything you cant reverse, make sure that the comps will support your plans. There are a couple of formulas that need to be done prior to providing you with the proper information. It's not something that you will be Abe to rely on a zestimate in the near future. I would be more than happy to do the calculations for you if you like. I am in Wakefield tomorrow and Stoneham on Friday. Please feel free to contact me to set up a time to go over the report.

is it worth paying for the mls listing?

I just took over a listing for a seller who tried to sell the home on theory own and did not have any success. I put their home under agreement with in 2 weeks of listing it for $20,000 higher that the seller was previously asking. It does not always work out this way but if you have an experienced agent who knows how to market a property not just only on MLS can more than pay for themselves. All while relieving the seller of all the aggregation that goes on during the sale once an offer has been accepted. Contact me if you like
