Builders generally add a mark up of 10-20% to their cost on a project. Most architects charge by the hour, or by the job. There are design/build contractors that incorporate both aspects. Any builder or architect should answer these questions as part of the Q&A interview.

How would you propose to do it, represent yourself? Have the listing agent who works for the seller represent you? What sort of insurance are you referring to?

When it come to Zillow, this is always hard to figure out. They use an algorithm that takes many variables into consideration. All their "Zestimates" are computer generated an seldom have any relation to the real world. If you want to get a true value for your home, I would suggest you have an agent give you a detailed market analysis. There is no substitute for a well informed and experienced Realtor.

Am I stupid to consider selling our Palo Alto home to buy a new home in Irvine or other O.C. city?

Badmukh;We were both born and raised here in Palo Alto, and have been selling real estate here for quite a while. I think what you need to consider is, will this be permanent. If you're sure it will be, it would probably be the best course of action. Your home has appreciated well over the seven years, and it is not easy being an absentee landlord. You're right about the quality of you investment. You have the chance to take $500k of tax free appreciation while you can, and we don't know how much longer that will be an option. Best of Luck,Derk

What's the crime rate in this neighborhood?

Midtown is quite a safe neighborhood. Crimes reported there are most often property related. The best place to find crime reports would be The Daily, or the Palo Alto Weekly (Palo Alto Online). I believe you could get information from them.Good Luck,Derk
