Broad: Nowhere near ther bottom, 20% price drop still to come
I agree that new home builders need to lower their prices. The most expensive homes on my MLS are new construction. The list high and do stupid things like give away cars.
If I wanted to buy I car then I would be looking somewhere else.
As for resale homes, well you are already seeing lots of those dragging bottom.
Seller Could not Find a House to Move Out
That sounds like an interesting contingency. I guess you can put anything in a contract. If I was you, I would not have entered into that purchase and sales agreement. Your a qualified buyer and your ready to move in, why would you delay your closing and move in based on the seller finding a new house?
In my opinion the seller is selling and it is their responsibility to arrange for housing after the sale. I guess they got some extra protection in this environment because you agreed to that contingency.
If you can afford the place on the beach, why would you consider anything else? Just the fact that you could walk out your backdoor and walk the beach with a beer in the evening and with your coffee in the morning sells me on the beachfront.
The difference between having beach access anytime you like versus beach access that requires planning and travel is a huge difference.

I tried to figure it all out. If you are paying 6% commish to real estate agents, then your total cost to sell in WA State is approx 8.75%

I am here in WA state. I can tell you that sale of a property at 220k will take 19k out of your proceeds. That includes everything from real estate commission, real estate excise tax, title insurance and misc fees for recording etc.

You know Randy. I have heard of people having these problems with the "used car lot" next door. The problem with the cities and counties is they cannot do anything about them. If they show up to inspect the owner simple has to produce the keys to the vehicles and show that the vehicles start.
As long as the owner has the keys and the vehicles start, the county cannot condemn them.
All you have to do is drive through Anyplace Rural, USA to see these type of places. They are an eyesore and environmental hazard. But nothing can be done about them because, after all, they are another persons property. True to the fact that one mans garbage is another mans treasure.

I love my HOA. We are elected from the 84 homeowners, we make our own decisions and we protect this community. Plus, they do all the maintenance, pool cleaning, sewer, water, garbage and hold master policy and earthquake insurance.
A well organized and frequently communicating HOA is a thing of beauty. We have successfully fought a battle against a developer who claimed and easment on our property. And we are currently moving to exercise our rights under the Condominium Act which warrants against any defects in workmanship from the developer.
Having the HOA has been the best thing possible to protect my investment in these times.

Sorry you lost. Why did you bid low on a 255k price? I understand there are buyers out there, but most of them are non-committal at best. I think your offer speaks to that truth.
Trying to play both sides of the tracks? I made a fair offer in the first few days of listing sounds ominously similar to I made a fair offer after 180 days on the market.
