I can't think of anything Dave could have done better in helping me find and negotiate for my first home. I immediately felt comfortable working with him and was able to depend on his judgement for all steps in the process. <br/><br/>I think one of the best parts of working with him was that he was always very responsive. Timing seems to vital in these negotiations and Dave's attentiveness, network of contacts and expansive knowledge went a long way in helping me get the home that was perfect. <br/><br/>Plus, I enjoyed looking at homes with him. He was great at showing me a selection of places, that might interest me, without making me feel pressured to make any sorts of decisions until I was ready.

Sold a Single Family home in 2013 for approximately $475K in Loyal Heights, Seattle, WA.
In early March, 2013, I decided to sell my house in Ballard and move into a retirement community. I got three agent referrals from friends as well as a flyer in the mail from Dave. After interviewing all four, I chose Dave and I'm glad I did. I was very impressed with his knowledge of the market and the kind of buyers that would be interested in my house.
Dave was very helpful with the de-cluttering process to get the house ready for pictures and the sale. He carried boxes down to the basement for me, spot-painted some areas, removed a window screen and took it to Crown Hill Hardware for repair and then replaced it, got the required CO monitor for me, and helped me remove old carpet from the basement to the garage for disposal, among other things. He discussed issues with me that might present a problem so I was prepared to give the information needed by potential buyers and inspectors. He had other brokers come to see the house to make sure we were asking the right price. And he helped me decide what to do with my two cats while the house was on the market.
The house went on the market April 8th. Dave kept in contact with me about everything including pre-inspections. On April 14th we had four bids. As they were all above the asking price, he helped me with the pros and cons of each offer and I made my choice.
When the loan inspector wanted some shrubbery cut back around the house, Dave came over in old clothes to spent two hours helping me with that. Then he arranged for a structural engineer to make sure my house was structurally sound as requested by the buyers. I needed to have a moving sale and he gave me the names of several people who could do that for me. And he got some great boxes from a grocery store for packing. All the running around Dave did for me was very helpful as I didn't have a car.
Next was escrow and Dave was there for me during that whole process. The house sale closed on June 3rd and I was in my new apartment June 6th. And Dave has called since then to see how I'm doing.
I would recommend Dave Hynden to anyone looking for an excellent real estate agent.

Dave was enthusiatic and pleasant. Unfortunately we had some unusual selling circumstances that resulted in us getting much less for our house than we had planned, but it wasn't Dave's fault. Dave was very helpful in making our house more appealing for buyers. He also had to do more than realtors typically have to do, such as dealing with septic laws, repairs, and tree removal. Even though our house was probably a lot more challenging to sell than most, we were comforted in having a pro like Dave on our side. You can trust in him.
Besides knowing the current market and area, Dave seemed to really be eager to work for us with results. He would find places for us to look at and would give us an assessment of what he sees in a place that might allude a buyer : condition, neighborhood, traffic patterns, building codes, and investment potential. Mostly, Dave is highly skilled at being able to negotiate with the sellers' and their agents to get the fair price. Even with many offers in a sellers' market, Dave was able to get us the place! He walked us through the house on the day of closing and because it had been left dirty, he cleaned up the parking strip, called a professional cleaner, and saw to it that the place was move-in ready. Dave is a friendly professional who was available 24-7.

Went above and beyond normal expectations..property was in desperate need of clean-up and Dave came over and lent a hand with pressure washing, driveway sweeping, tree branch trimming and helped me call disposal companies..very involved the whole time. Couldn't hope for a more caring, honest and kind agent.
