Sold a Single Family home in 2012 for approximately $175K in Modesto, CA.
Pete is the most customer-centric realtor I've worked with, and this is after purchasing tens of properties in the past three years covering cities from Las Vegas to Northern CA. I can not be any more pleased with the recent sale of my property in Modesto. Looking back, Pete found the property using my requirements, helped close the purchase at a great price, selected the contractors, oversaw much of the rehab (I reside in east coast), took care of numerous issues, put the house on the market, and sold it at the highest price seen in that neighborhood. What impressed me most is Pete's utter willingness in taking care of tasks not expected of a realtor. He obviously understands customer-comes-first philosophy, and strives for that long-term partnership. Keep up the good work, and you'll be running multiple real estate offices before long. Bought a Multiple Occupancy home in 2012 for approximately $125K in Midtown West, Stockton, CA.
I am an investor who lives 3 hours away and Pete was wonderful to work with. Once he got a feel for what I was looking for he took the ball and ran with it. He was organized so when I came down to view homes he didn't waste my time. I never felt once that he was trying to push me into a purchase and at sometimes steered me away from a property not thinking it was in my best interest. He is the only person I would ever use as my Agent for his area.

Bought a Single Family home in 2012 for approximately $300K in Modesto, CA.
My wife and I were extremely impressed with Pete. He went above and beyond what a typical agent does. He never pressured us at any point, and was exceptional during our entire process. We also used the lender he suggested, and not only did we get a rock bottom rate, but he worked with our lender to get the best of everything. I would recommend Pete to anyone, and I will DEFINITELY use his services in the future. It was the smoothest home buying experience I've ever had. Thanks again to all at Simple realty! Honestly, my wife and I couldn't be happier.

Bought a home in 2012.
I bought my 1st investment property in Stockton through Pete this year. I have found Pete is the most amazing agent ever!
Pete is honest, straightforward, smart and really fun to work with. Most importantly he puts his client’s interests in front of his own. I had already put down an offer on another property when he told me about a great investment property. He didn’t mind the hassle of analysis on the property and paperwork, just to make sure I would get the right investment property. It only took me 2 week to rent the house out after the renovation. I am already getting return on my investment one and half month after I bought the house.
It was a fantastic experience to work with him and I am planning to buy more properties through him. I would love to tell anyone how great he is but I hate the fact that I have to share him with his growing client tail. If you haven’t worked with Pete yet, please don’t so I can have more of his time. Those who are working with him already, I don’t need to convince you how great he is. He’s simply the best in the Central Valley.

Pete is the man!!! I still cannot believe I am sitting in my beautiful first home - thanks to Pete. You will hit it right off the bat with Pete, he is hysterically funny, honest, knowledgeable, kind, has a great memory and LISTENED to what kind of home we wanted.
Pete always took the time to show us homes that we saw listed or if he saw a house that he thought would fit our family he would call and want to show us. He is amazing!!! I cannot say enough great things about him.
I would totally recommend Pete if you are looking to purchase a home.

I can't begin to tell you how GREAT of a real estate agent Pete is! If you are looking for someone who is so knowledgeable and always has a pleasant attitude - he is your agent! Pete worked so hard to help me short sale my house and explained all of the pitfalls and calmed my worry thoughts. Pete is now a dear family friend and I can't begin to thank him for all his efforts.

Mr. Diryawush is a hard worker who assists his clients to find their dream home. I have enjoyed working with Mr. Diryawush as my husband and I searched for our second home and still keep in contact with him to this day, I would highly recommend him if you are looking for an easy going agent who works for his clients.

Pete is one of those people who you talk to once and you immediately feel like you have been friends for a long time. My husband and I started on this journey to buying a house. Didn't know the first thing about it. Pete was very professional, courteous, and always made us feel like we were his only clients. He was always available to speak with us and answer any questions we had. He went through the process with us every step of the way. We found the house that we liked and wanted to buy and with Pete's help and his resources and expertise, we are now in our first home! We not only gained a great real estate agent, we gained a friend.
