so i was poking around the net looking at houses , answered something somewhere and was contacted by a "buyer agent' from 40 miles away. he showed me a new listing (absolute junk), and i told him of a house i had been watching all summer. i thought it was overprice at 154k. so he showed it,and i wanted to make an offer.i asked what his opinion was, he asked what i wanted to pay. i asked for a cma, he emailed six listings that sold in the last few months.i said i'd be happy at 141k,he wanted to offer 141k right up.so i had him offer 141k with $1500 off closing, but but without a cma, how do i know what to offer? is that a cma, some listings? in looking on recent solds on zillow i now put the price between 128k and 143k. but i am not educated in appraising relestate, i'm a welder. what does a buyer agent do?not much in this case.
he didn't explain anything. i asked for a cma so he emailed the mls listings, of which only two were comparable. he is trying to rush to close, seems to me he is just looking for a easy payday. i made my offer based on comps i found relevant on zillow. but i put hours into this, he put minutes. he also keeps sending mls listing emails, and if this offer is countered i want to get away from this guy. am i bound to him just because he emailed mls listing i have been aware of all summer?
i signed a wb-36 buyer agency/ tenant representation agreement in wisconsin with a buyer broker to have him put in an offer on a house, which was apparently turned down, i have not heard back and the offer expired friday. this guy is a total loser, i asked repeatedly for a cma, which is what i hired him for. never got it, bid on my gut, thank god that didn't work out.i was in a big rush, and now it appears i agreed to a one year exclusive agreement. it says see attached addendum "BA". i couldn't find that( the offer to purchase, broker agreementand some other crap were all emailed to me 20 minutes before work, i had to print them and fax them back which cost me $18.66. i called him about addendum "BA", he said "oh i didn;t include that, it doesn't matter, so i said i'm going to trust you because i'm out of time here. so i signed the wb- 36. this guy added zero value to the deal. i want to unattach this leech, how do i cancel a buyers agreement. man this guy is a preditor.
i am looking to buy a starter in se wisconsin. most were priced at bubble prices,and seem to have disappeared off the mls in the last few weeks.there is a short sale, $193 in 2005, $165 now. i am thinking on that. there doesn't seem to be any seller panic, but a price correction is the only way i will afford a home. i'm 50 and may want to sell in 12 to 15 years.excellent credit, only 5% down.would continue to rent but keep getting the neighbors from hell.
because i rented a duplex and the neighbors turned into the neighbors from hell.the owner does't know what to do so he hides, and i dont want to go to jail so now i am also. for this i pay rent?
so now i'm 50, peak of my money making years. i own my retirement property and fund roths to do the work it needs in 10 years. all set. all i want is some peace and to be left alone. if i buy and can't break even in 12 years i'm screwed. i am so sick of this a-hole i am liable to seriously hurt him. with a lot of hard work these people may one day move up to what my southern grandmama used to call white trash
i can testify my buyer leech was a lying opportunist, with 3 driving after revocations and a lewd and lascivious conviction in wisconsin. also worked out of an office 50 miles away from the one he said he was in. said he would cancel my contract, but i had to track down his managing broker before he sent the wb-47 dated today, which he said he sent last week. should he post that on his web site?
