I would highly recommend Ed to anyone looking to buy or sell in the area. I can't say enough good about his services he provides. I have used Ed for purchasing and also for selling a home on more than one occasion. Ed has extensive knowledge of the area and will truly do his best and work hard for you. Ed also is very helpful and never pushy. Again I would recommend Ed to anyone without any hesitation!

Sold a Single Family home in 2013 for approximately $325K in Fernandina Beach, FL.
Ed made the process of selling our home virtually effortless. We received notifications of showing appointments via e-mail and got daily reports of progress. When an offer came, he guided us through the process, and thanks to his expertise in e-forms, we were able to conduct the negotiation while traveling 300 miles away. The buyer's agent was a little inexperienced, so he played both roles - representing us and explaining the process to the buyer. Buying or selling a home is a very stressful experience because it's usually the biggest purchase or sale of one's life. Ed truly made it easy, and gently nudged us one way or another based on his experiences, but always honoring our desires. I highly recommend him to anyone.

My decision to use Ed was multifaceted. First, his trustworthiness and character I have seen over the years as a local resident. Though, I have some background in real estate, I submit, my level of knowledge is meek compared to Ed's- across the board concerning residential real estate matters. Knowing the local area is one factor, but being familiar with city ordinances (can & can't do's when considering remodeling) and other issues concerning a homes physical condition, and knowledge of costs and options of possible repair, as well as contacts, are extremely beneficial. His overall knowledge of the market has a significant impact on the decision made about the amount to spend on a property and the experience involved with negotiating the right price.

Sold a Single Family home in 2004 for approximately $175K in Yulee, FL.
We used Ed 9 years ago when building a house with a local builder. As a former builder himself, Ed was able to help us make decisions on design choices, negotiations, and he even helped with the scheduled inspections with the builder to ensure everything was on track (he pointed out things the builder missed). Ed was referred to us by my boss at the time and we have referred Ed to many friends over the years with great results.

Thank you for the kind words! I still hold an inactive state building contractor's license in Florida and try to use past experience when making recommendations to clients. Whether I'm looking for the best price on a survey, a home inspector I trust or just pointing out things you might not notice....I care.

Listed, but didn't sell my Single Family home in 2012 in Fernandina Beach, FL.
My mother had decided to sell her family home in downtown Fernandina. The property is unique as is still a home in a commercial zone & she found that it had more value as such. Ed not only listed it, doing all the things a good realtor would do, but contacted different local business men & women, brought them by to try & find more options for the property as a commercial entity. To approach prospective buyers with a lot more options was what was finally needed to put buyer & seller together. My Mother decided not to sell, but really liked that through the entire process, he always respected her wishes & treated her as a friend & not just a possible commission. He even tried to bring an adjoining property into the mix which could have resulted in a much more lucrative deal, but my mother again decided not to sell. His patience, professionalism, & understanding never wavered in the face of the changing requests of my Mother. He still stops by to say, "hello" & ask how she's doing. He never tried to talk her into anything or pressure her into selling. His care & concern for his clients, his city, & community is what makes him such a special person & an assett to anybody who's looking to buy or sell property.
