Team reviews

Ed was so important to our first home buying experience. He was extremely patient and educated us on all of the 'ins and outs' of buying a home, how the market moves, pricing, bidding, and being realistic about our expectations (something that first home buyers like us, tend to make quite lofty :) ) Ed taught us a lot about each neighborhood we went to, and how they were appreciating/depreciating, and he seemed to really 'get' what we wanted from a home, and pointed out noticeable faults and great features of a home, when doing our light 'inspections' during viewings. When we finally purchased, he managed to get us back on the offer table, when another deal had fallen through. We can't stress enough how huge this was. We managed to close on the house that we REALLY wanted, and he negotiated a fine deal for us, that we are very happy with. We would recommend Ed and his team to any new home buyer. A bit of advice: know what you want, but be flexible and listen. It'll pay off in the end. Thanks Ed!

Bought a Single Family home in 2015 for approximately $425K in Melrose, MA.

Working with Ed was, without a doubt, the best decision we made in our search for a home. From the very beginning, Ed was completely keyed into our budget and priorities, giving us his expert opinion in a way that helped us hone in on what we really wanted. He was very available via phone, text, and email for all of our questions (and freakouts), and always happy to help. Because of his attention to detail, persistence, and skillful strategizing, we were able to find the perfect house for us much more quickly than we expected—and while we were overjoyed, we loved working with Ed so much that we were sad for our house hunt to end! We’ve also been able to tap into Ed’s network of contacts throughout the home buying process, helping everything from our mortgage to repair work on our new home go much more smoothly. One of the biggest lessons we learned during our home search was how crucial having an excellent realtor is, especially in such a hot real estate market. We would recommend Ed without reservation to anyone searching for a home in the greater Boston area.

Bought a home in 2015 in Beaver Brook Station, Waltham, MA 02453.

Ed has all the knowledge you'll need to win an offer and get the place you want. He'll help you through the process each step of the way. Perhaps most importantly, he'll set you up with the right team to get it all done with the least amount of stress possible.

Bought a Townhouse home in 2015 for approximately $425K in Melrose, MA.

Ed knows Melrose and the surrounding towns like the back of his hand. He established a great, trusting, and humorous relationship with us and it paid off. This is a complicated, expensive, and emotional process. Ed had our back the entire time and helped us get what we wanted and needed. We feel like we gained a friend and a neighbor. I would recommend him to anyone who is looking to buy or sell.

Ed really loves his job and he loves getting clients into their new homes. Ed has been patient with us while we searched for homes on and off for the past 2 years. My wife and I aren't the easiest people to deal with but Ed was on our side and fought for us very effectively. Honestly, the saddest thing about buying our new condo is that we will not have regular contact with Ed...that is until we buy our next home.

Bought a Single Family home in 2014 for approximately $475K in Melrose, MA.

My husband and I bought our Melrose home with Ed last year. After being disappointed with our previous agent, we chose to use Ed based off of his positive reviews. Boy, were we lucky to have found him! Ed is very knowledgeable about the Melrose area, which really helped us in such a competitive market. He's been in the area a long time and has an incredible memory for every home he's toured. He could tell us which houses were in flooding-prone areas, which ones were contractor flips, and which ones were most likely to have foundational issues. When it came to making an offer on our house, Ed helped us strategize a winning game plan -- the "EdVantage." While it was an aggressive strategy, it helped get us into our first home after several years of being shut out of the market. One year later, we LOVE our home and would definitely recommend Ed to anyone seeking an experienced, smart, and patient agent with a big personality!

Ed was fantastic! He recently helped my to buy my first house. Ed was very patient as he educated me on every little detail of the home buying process! I frequently found that he was doing more for me than I knew I needed help with! I would recommend Ed to anyone who is looking for an honest, knowledgeable and hard-working agent in the area!

Bought a Single Family home in 2015 for approximately $625K in Melrose, MA.

Ed's not called the EdVantage for no reason. He really makes the difference in teaching a new homebuyer what they need to know and weed through the properties that are too flawed, too pricey, or aren't the right fit to find that perfect place. He takes the time to get to know you so that he can make educated recommendations and isn't wasting your time or his own. Efficient, responsonsive, direct (read: honest), and loves what he does. A good agent is hard to find. Call him.

Bought a Single Family home in 2015 for approximately $325K in Braintree, MA.

Our interaction started around Christmas 2014. My wife and I wanted to explore different options in different towns. Just like many other first time buyer, we were nervous and unsettled. With the excellent support from Ed, our adventure is exciting, anxious, and (most importantly) fruitful! Ed is knowledgable, professional and committed to assisting us: we end up seeing >15 open houses before buying our home. We saw a few even in the brutal winter! Ed gives us insights into the house value, safety of various areas, ease of commute, schools, and even how to remodel the kitchen :) We learned a lot during the process and got to truly understand what's available in the market that will still work within our budget. Ed is very up-to-date and familiar with the market. I'm glad we have worked with Ed since day 1. Ed always share his experience and explains his strategy in the home buying process (such as writing the offer, layout overall time line, etc). Interacting with Ed allows us to see a lot and learn during the process. I will definitely recommend my friends to work with Ed! His knowledge and experience (just go and check his track record) will be your greatest asset in such a competitive market.

We connected, but it did not work out. Looking in Saugus, MA

I was fortunate to meet Ed Cashwell, when looking for specific information about a home I saw listed on Zillow. Must have been his turn to answer queries that day. I found Ed to be extremely patient in answering my questions and we ended up chatting for quite awhile about the current real estate market, difficulties that first time home buyers have, etc. At the time I made Ed's acquaintanceI was assisting my son who was beginning the process of looking for his first home. He ultimately decided to defer buying a house for now. Ed was very understanding about where we were in this entire process and still remained available to answer questions, if I had any. I would not hesitate to recommend Ed to anyone searching for a new home and hope that at some time in the future we actually get to work with him to buy a house. My message is "Thanks, Ed for your patience!"
