Because he is very active on Mercer Island, he has very deep knowledge of the pitfalls of certain areas, how house values have held up and also construction problems or complaints associated with vertain types of architecture and construction materials.
He dissuaded us from more than a few properties and got beyond the esoterica that most realtors discuss when taking you through a home. I really appreciate his patience and his willingness not to rush to close a sale and we are extremely pleased with the home we purchased.
Jay also helped us sell our exisiting home, after first making recomendations on what to renovate and what not to invest further money into. We listed after Labor Day, when I had assumed no one would be in the market as the school year resumed. Jay assured us that therewere buyers and he utilized multiple marketing chanels to reach them - both online and offline. Our home got maximum exposure, a strongly attended broker's open house, and we received four offers with two daysof listing and before we held an open house. Jay got two of those offers to come in at full price and we closed on our sale in three weeks with a fully approved buyer.
I did not witness the behind the scenes efforts to get the buyers to pay full price, but I would say the home was priced correctly and Jay used the market to drive the sale by pricing it correctly. Many other homnes in the immediate area, with arguably better locations, had listed higher and ended up selling lower than we did or have been taken off the market. Jay took what could have been a very stressful situation and made the deal happen.
