++ For Home buyers: I don't just rely on what's actively listed in the Multiple Listing Service (MLS). Once we narrow down areas you're interested in, if there's nothing currently available that you interests you, I will work to make them available! 

+ I am also a specialist with helping homeowners to Short Sale their homes!    I have a 99.99% success rate closing the numerous short sales I've listed in CA. Very FEW Realtors can say that! If the banks care about you & truly wanted to help by granting a permanent loan modification then WHY do they keep dragging their feet & posting AUCTION dates?  It only took them 2-3wks to look at your income & assets & give you a loan when you bought the house...they don't need more than 4wks now.  If it's been over 2mos since you tried for a loan mod, you have a 1% chance of being granted one  If you're in this situation, I can show you numerous homes where the banks haven't helped at all for 3-6yrs & yet the saga continues.  If you're in this situation & realize your bank will never help you,  I have buyers & can sell your home discreetly.

Bought a Single Family home in 2013 for approximately $500K in Laguna Niguel, CA.

Emily provided exceptional service. She is very focused, communicated with us very well, phone and email. She searched properties, actually visited unlisted homes to see if they owner wanted to sell. Bought a Single Family home in 2013 for approximately $500K in Laguna Niguel, CA.

Emily was the reason we got our house! When we saw the previous owner dropping off they keys, he stated that she was "extremely aggressive." As soon as the listing popped up (in our ideal location) she let us know immediately and helped our offer get accepted when there were offers higher than ours. She definitely does a lot of work for her money.  More Less
