You are correct - Zillow tends to be very inaccurate in most of the Sacramento area. Unfortunately, many real estate information hounds take Zillow as absolute truth.

True, values have risen, but unfortunately your home is just overpriced. I toured your home on the agent tour when it was first listed a few months ago. Sorry, but your finished basement and finished outbuilting should not be included in your square footage. You should be priced under $500k. Sorry.

Don't fret too much about Zillow's "Zestimate." They are usually pretty far off in the Land Park / Curtis Park area. Their mathematical equation does not factor in any of your variables...
