What is the most important detail?
Here is a quick question for the buyers and sellers on Zillow.  When you are looking at homes and listings on Zillow, what is the most important feature you look for in the ad?  Is it the detail, the pictures, the living area square footage, pictures of the yard?  With so many different conversations on staging and such, I am curious as to what really matters while YOU search for a home on Zillow?

How do I search for homes that have a swimming pool?

Hello,Sometimes on a national site, like Realtor.com, you can pull the listings up with a pool.  Most of the national sites have a IDX or MLS feed directly into their sites that populates the fields that are populated in the MLS, thus being able to search for a pool.  Best of luck in your search- Evan Russell

Hello, thanks for the reply, I am talking about 2 family units, for residential purchase, not an investor.  Guess my only point is if the seller wants to sell they should make sure the listing agent has reasonable showing instructions.

Yes you can only see the First Unit...
...but if your client likes it we can set up a second showing to see the 2nd unit. huh?  We have to make 2 trips to your listing to see it in it entirety?  If there is one hindrance in our business, it is the unbelievably difficult showing instructions that force the buyer agents have to jump through to show the home.  Today, I attempted to book 3 homes for a great client, the first call, "oh sorry- the seller rented the unit, i just forgot to take it off the MLS" ....The next call, "well there is a tenet, and I dont want to call them, so have a look at the upstairs unit, and if you like it we can set a second showing to see the 1st unit and basement"  I may be wrong, but isn't the basement and the homes mechanics one of the most important parts of the showing?As a Real Estate professional, the one thing I would change is the importance of accurate showing instruction.  If the Realtor wants to show a home, the buyer expects to see it, so lets "co-broke" and work together get the home sold, but it starts with the showing.
