Leslie, I would hope a group at your church could help out quickly. Doesn't sound like the repair can wait. If a neighbor knows how to do it, maybe have them do it and you can trade something?

Garden Renovation

I have seen people pay 1/3 or 1/4 MORE for the home w/beautiful pool and grounds, as compared to bland empty yard in same neighborhood. And make no mistake, a beautiful yard either takes a long time and your elbow grease else lots of money to have done professionally.

Major Remodel - Where to Start?

Zevin and Zegan, Don't let the remodelers and architects bamboozle and blind you. Everything I've ever heard has said it is much cheaper and cost effective to buy an existing 2 story house than it is to add on a 2nd story. Please make sure you compare your full remodel estimate to what it would cost to sell your current home then purchase a used 2 story. And a major remodel like this will add lots of stress and opportunities for arguments. What price is that?

What's the best way to add value to a home?

Out in California, they are real hard on their kitchens and bathrooms, esp cuz they are from 1950s and not always the cool stlye . So they really DO have to renovate them. And there's lots of rentals out in CA too that tend to be hard on walls and carpets. Anyway, keep in mind several things: - Not everyone likes stainless steel - just make sure the new appliances you choose are the right style for the home and fit into the expense of the neighborhood. - A Granite countertop in an ugly house is still going to be an ugly house. - If the house is ugly, repaint it, add a cute porch, whatever you need to do to make something appealing about the house. -What will be water and maintenance costs for pool? - Don't put in a dinky pool that is a poor excuse for a pool. If that is all the room you have (or $) then forget it and plant some pretty flowers. I believe that at some point in time....it will be more important for most of society to have a house PAID OFF than new upgrades and stainless steel. How would our grandparents have lived through their last 20 years if their house had not been paid off? Think about your future....

I heard HD was spinning off it's installation/labor stuff, so that won't even be an option soon. I think even they knew they had too many problems to manage and were ready to concede to Lowe's.

Well or City Water?

I don't know about the value of your home.But if I were buying your home, I would be concerned if it did not have city water. Assuming your "city water" is highly rated and doesn't cost above the average for the state. Well water is always a good additional selling point for landscaping uses, saves money, etc., but not for personal use.

Be careful listening to real estate agents. Remember it is YOUR money being spent and it might not help the house sell better at all. Listen then make your own decision, or get several opinions, esp people who can "think outside the box". A lot of the agents certainly helped build the irrational exurberance surrounding the housing market, which is now crashing for alot of people. Oops! Never seen it in all my years....etc.

Laminate of forget it?

Laminate? Laminate says cheap to alot of people. Kind of like difference BT formica or laminate counter and granite. On the other hand, I don't see putting granite countertops in a 50's ranch house of 1000 sq ft that only costs $85,000. You need to consider the neighborhood and style/value of home. Personally, I'd much rather get a bit of allowance and pick out my own wood or carpet. I've seen SOOO many really ugly "new" interiors on the net, that I wouldn't trust most people's judgement. These people watch HGTV and then go crazy with the paint and renovating. Alot of times the BEFORE pic actually looks better than the AFTER! If I really liked the house I'd buy it anyway then just replace w/my own style, but sometimes, I think I wouldn't buy the house cuz the owners had to be really dumb and who wants to buy their dumb stuff anyway?
