Pasadena, your answer explains the difference in my opinion. In Oklahoma, we used only closed sales of homes plus or minus 2 years of constrcution and plus or minus 15% of the subject property square footage to arrive at a fair market value price. Since there is no industry standard figures can be all over the place giving buyers or sellers the wrong dtat points.
I am not sure how the bottomline figure in ZEstimate is arrived at. I have found a great difference in Comparable closed sales for homes plus or minus 2 years of construction and plus or minus 15% of the subject property square feet. In one on my listings the Zestimate was $70,000 below a current Licensed appraisal. Please help understand the difference and the basis used in arriving at any given ZEestimate.
