Read an interesting article recently that speculated that many of the homeowers currently paying timely on their payment option loans are doing so by making the lowest "deferred interest" payent opton. That gives them a maximum of 5 years from the origination date before they have to reconcile with their new payments on their higher loan balances. If right, there are many more homes than usual yet to be listed for sale in the future.
Wayne: I like your suggestions. Am I missing something here or is the guy consistently with the lowest quotes and origination fees complaining about fake quotes on your blog line here?
I'm in the middle of removing wall paper right now and can see why buyers discount or walk away from homes with lots of wall paper. Unless someone comes up with paper that comes down like post-it's I would discourage anyone from every putting it up as buyers will be turned off by the pattern or the time/money it takes to remove it.
Most states now require loan originators to pass civil & criminal background checks. Here in IL that includes fingerprinting! To help overcome the discomfort of sharing this type information I include a link to the states registry on my website and encourage prospects to check out my license status and that of my competitors. Our state also includes information on any disceplenary actions should they apply.
Before getting too involved in any short sale offer I would suggest you ask the seller whether they have approached their lender to see if they may qualify.
