Under certain circumstances such as no missed payments during shortsale and specific reasons for shortsale such as forced employment relocation, it is possible to get a loan if you meet all the qualifying requirements, immediately.This of course is the rare exception. The general guidlines that we see under shortsale circumstances of short sale where payments are missed and hardship is not the perfect storm is 3 years under FHA and 5 years under conventional. Of course you have to meet all the requirements such as income, debt and fica scores.Remember things are always changing and evolving so it's always a good idea to create a livable budget and prepare yourself for opportunities in the future as they arise.

how do i find the make me move homes that are for sale?

The majority of homes that are for sale have been listed with a Real Estate Brokerage and are published on the local Multiple Listing Service. A licensed agent who is a member of that local MLS can search for these homes based on the criteria of the home you are looking for. If your contemplating moving you must be thinking of moving up or down in your housing because your needs have changed. So I suggest interviewing at least 3 Realtors, commit to one, and start by evaluating the sale of your existing home. Then visit a good mortgage consultant and evaluate current financing to see the financial result of a change. Then work with your Realtor to decide what you want and then get it done. Remember, don't expect to get more than market for your home and buy your next home below market. It really won't work out that way. Good luck and best wishes!

Listing Broker and Agent information is available to members of the MLS in which the listing is published. This information is general masked in any client reports and online syndications of the listing. So you need an agent who has access to this information to supply it to you. Since an Agents living is made by capturing clients and closing business, I'm not sure what agent is going to readily hand off potential client's to other agents.If you look at your question closer there are a few other points that arise. A listing agent of a property has established an agency relationship with the seller. This creates a fiduciary responsibility to the seller, so a buyer is better off attaining his own agent and gaining someone with a fiduciary responsibility to them. A good Agent is the best tool a buyer can have. Whether a buyer has an immediate interest in Real Estate or is just trying to stay informed, establishing a relationship with a Agent is a good idea. Not unlike a Dr., accountant, lawyer, preacher, people should choose a Real Estate Agent as their own so that the have this resource available to them . If you had one, you would be able to find out everything you want to know about any listing there is out there. No need to even know who represents the seller. Best thing of all, it should never cost you a dime. Your chosen Agent should supply you with all the help and hard work you ever need when you are in pursuit of Real Estate or just trying to stay informed on the subject. All that will ever be assumed in the relationship is that when the time comes to buy or sell, your loyalty will be to the Agent you have chosen and who has helped you all along the way.
