Thanks Jacob for your comments. I don't know if I shared this with you, but on the day of closing the listing agent told me there was another offer on this home. He shared with me that he encouraged his seller to take your offer because of my reputation in getting deals successfully closed. With another offer out there it made negotiations tight, especially during summer selling season when homes are selling at a premium, but net of $5000 in closing costs we negotiated into the deal for the seller to pay for you, you ended up buying this house for about 93% of list price. Other neighborhood sales this year show buyers negotiating to between 94%-96% of list price. This means we did pretty well! I know some of the process was frustrating. That rested fully with your lender having to get two extensions and closing a little too close to your wedding day for comfort! I hope next time we can use my recommendation on lender to make life easy and the deal run smoother for you!

Thank you for your review Arun. We ended up negotiating a deal on your purchase of an investment property at about 96% of list price. It was in the Five Points areas of Athens and right off Baxter, near UGA and the stadium, and in an area where there was little negotiating room from the seller's standpoint. Yet I think we did well. This Spring the median sales to list price percentage was 98.45% so I feel in such a tight market where there is so much demand, that I was able to negotiate a better than average deal for you!
