I would shop and take the advice of having only one lender pull your credit report and sharing it with others but also request a good faith estimate/initial fees worksheet. You can't judge by rates or even fees alone. They are all estimates and rates change daily so if you can I would meet with your bank's loan officer but also get a recommendation from your realtor and your circle of influence.
You also need to prove that your income will continue for the next 3 years. Be sure to have copies of your diploma, transcripts, etc. ready to send to your loan officer.
