Yes it is the best time to buy a property during these time of the year. The competition is less, the sale price tend to go down. So yes, it is best to buy now to March. When my buyer's agent is also the listing agent...

Hello Rasberryjam, I don't know what state you are from, but here in CA a buyer agent can also be a sellers agent so long as it is all disclosed and all parties are advised. As to your question with regard to your relationship...so long as the agent act accordingly and do not forget that she has an obligation to protect you rights and interest within the transaction then you shouldn't worry about it. If you still doubt the situation, then you can ask your agent if she has an associate that can work with her to represent you on the other side of the deal. Hi James, I'm assuming you are only considering of buying the condo and you do not have an agent working with you in getting you this property. So my suggestion is this:- Get a Realtor that you can work with.- Ask for help regarding the process of submitting an offer for cash.- Ask also for Firm that will serve as an Escrow or mutual party in the transaction or the seller will offer    their in house escrow or firm. - Get details from your agent and make sure do your due diligence before submitting an offer. If you are paying cash or not, do your homework with your agent:Inspection from a licensed property inspector and make sure someone look at title and all the important details to make sure your purchase/investment is on the right tract. Would any realtors accept 4.5 - 5% commission?

Hi Lucy, That is a valid concern and I can understand why you want to do it that way. Simply put, you need to make the most of your investment and the PROFIT. But just like everything else in life we get what we paid for. There are many benefits in selling with a licensed Realtor, part of that is getting it listed in the MLS, or  help you in getting your home stage properly or maybe pre-inspect your for sale property and help you repair small things to maximize your outcome. These are just pointers of what a professional can do for you. Often times, we look at savings,by cutting the best part of what we want, RESULT. I mean, can you imagine having to fix your own electrical panel on your own to save money. That is where the problem is. You must see the benefit of having a professional on your side. But remember I said professional. You must do your due diligence in knowing your real estate agent. You must know the right questions to get the right answers when speaking to any agent. Otherwise, you will find yourself disappointed in getting a real estate agent. But the beauty about that problem is there are many qualified and hardworking agents out there that are true to the nature of the business. You'll find that right agent that will fit your expectation. And oh, do remember this, as I know you are or were employed at one time. I don't think you want to get paid less and do more work as an employee right? Well, once you sign-up with an agent, he or she is somewhat working for you. He or she will work harder when the benefit is complete and fair and that person will get you the result you want. Best of luck to you.

Our home is listed for sale on zillow. How do I get it on the multiple listings

Hi, You will need a licensed real estate agent that will help you in getting your property listed in the MLS. But there is a similar service for FSBO. Look it up in Google. Best of luck to you.
