In the current real estate market, pricing is the most important factor. Based on comparable home sales in your immediate area, your home is overpriced.
why is the price for this house so low?

Based on a comparison of similar properties recently sold in this neighborhood the reduced price of $395,000 is still somewhat high. The current owner purchased this home in 8/2005 for $339k, has remodeled the kitchen, added a swimming pool, and upgraded many features. However, in 2005 home prices were inflated.
