Selling your home is much more involved than putting up a yard sign. There are many sites such as Zillow that has some great advice! Try selling yourself for a couple of wekks and then call in 2 or 3 realtors to see all of the services you will recieve from a proffesional!  Good Luck!

Using the same agent for both wold definately be smart as long as the agent is familiar with both areas. You could call any office and ask for the office Manager to recommend an agent that fits your needs. Sometimes the agent that is on floor time is not always the one for you!

This room is very bright and contemporary! I would replace the lamps with a modern piece of sculpture. Take down the pictures next to the fireplace aand replace with a couple of contemporary paintings on canvas.Remove the plant or buy a new one that has some hieght not width.

Outdoor space is fantastic especially when you furnish it with outdoor furniture ect...with a slider or patio doors leading out this makes your home seem more spacious with the outdoor space. Some people even put up an awning or screen tent .Setting up refreshments and cool drinks on your deck for a summer open house is perfect!

Most MLS have a automatic feed but if ours do not just ask your agent to add it for you. Your agent can add many more features and pictures that they may not be allowed in the MLS!

Laminate is fine for a less expensive fix, there are many quality laminates on the market, but if your home is on the market or if you are thinking of selling laminate is a definate turn off for buyers! Spene a little more and make a little more on your sale! Dale Parr

Home Staging is a must in an empty or furnished property! Many buyers can not imagine what thier own furniture may look like or how to place it.For my listings I do stage all 1st level rooms if the home is vacant I even rent the larger furniture. Pictures on the walls,vases of flowers,soft music,and the table set for dinner! A fantstic idea for a quicker sale of your home.

Listing the home  as 2,000 sq. ft would definately bring more buyers but when an offer is secured the bank appraiser can not use the basement as sq. footage unlesss it is is above grade.
